The one month absorption rate for the 34994 zip code for August increased to 5.8 months from last months 3.9 months, just about back into a balanced market. A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
The August 2014 numbers were 67 Active Listings, 39 pending sales and 10 closed sales. Considerably more listings and pending sales last year.

August 2015 Market Update:
There are 8 condos currently for sale in the Kingswood condo community of Stuart FL. Listing prices are from$49,900 to $98,000 for an average list price of $67,825 which equals $66.36 per sq. ft. of living area.
There are currently 4 condos under contract with list prices from$52,0000 to $119,00 for an average list price for these pending sales of $85,225 or $73.53 per sq. ft. of living area.
29 condos have sold in the past 12 months. Ranging in sales price from $28,000 to $85,000. The average sales price was $55,833 which comes out to $53.29 per sq. ft. of living area. These condos sold on average of 67 days on market days with sales prices at 89% of list price.
Kingswood Condos are located in the heart of Stuart and within walking distance of shopping, restaurants and medical facilities is the Kingswood Condominium complex of Stuart FL. Just a short ride out to the beaches or to historic downtown Stuart, this location is just difficult to beat.
Kingswood consists of 444 condominiums that were built from 1970 till 1995. There are various floor plans and sizes ranging from 2 Bedroom, 2 Bathroom condos with 1,236 sq. ft. of living area down to 1 Bedroom, 1 bathroom condos with 691 sq. ft. of living area.

There are currently no Florida Club homes for sale. All of the available homes have either sold or are under contract.
There is 1 home under contract awaiting the sale. The list price was $246,900 or $161.58 per sq. ft. of living area. This home was on the market for only 8 days prior to going under contract.
In the past 12 months, 43 homes have sold in the Florida Club with sales prices ranging from $210,000 to $454,000 for an average sales price of $284,634 which equals $150.00 per square foot of living area. The average days on market was 60 days with a 96% list to sales price ratio.
Conveniently located at the gateway to Stuart, Florida and Martin County, the Florida Club is a DiVosta built golf club community located off Kanner Highway and within minutes of I-95.
