Foxwood Stuart FL February 2016 Market Update

As of Feb 2016, there is only one home on the market in the Foxwood equestrian community in Stuart, FL. The list price is $550,000 which is $175.22 per sq. ft. of living area.

There is one home under contract which has not completed the sales process. The listing price is $369,900 or $109.80 per sq. ft. of living area. This home was on the market for 134 days prior to going under contract.

In the past 12 months there were 4 sales in this western Stuart community. Sales prices ranged from $415,000 to $525,000 for an average of $477,500 which equals $155.66 per sq. ft. of living area. These sales averaged a 94% list to sales ratio and an average of 110 days on the market.

Foxwood is located just west of I-95 on Pratt and Whitney road in Western Stuart Florida. It consists of 109 home sites that are all 2 acres or larger. Horses are permitted with a zoning of one horse per acre. Foxwood was designed with Florida’s natural environment in mind. Our inventory rose for the fifth month in a row and we now have surpassed last years active number of condos for sale. Pending sales were off unfortunately, but there was a very strong month of closed sales in December.

The one month absorption rate plunged to 3 months from 6.4 months for November. Back into a strong sellers market after last months balanced market. Continuing a trend prevalent for most of the past year. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The December 2014 numbers were: 44 active listings, 15 pending sales and 5 closed sales. Much better closed activity this year as compared to 2014. Encouragingly, the inventory of condos in the 34997 zip code is up from last year.

The one month absorption rate increased to 6.4 months from 4.9 months for October. Back into a balanced market after last months sellers market. Continuing a trend prevalent for most of the past year. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The November 2014 numbers were: 51 active listings, 25 pending sales and 10 closed sales. Very similar volume of sales and pending sales to last year. Encouragingly, the inventory of condos in the 34997 zip code is up from last year.
