There are currently 52 active condo listings (Up by 6 condos from August).
19 Condo sales are pending and awaiting close or lender approval (Increased by 1 condos from August).
8 Condos Sold in September (Increased by 2 condos from August).
The Stuart FL condo market for zip code 34997 showed positive results for September after two months of fairly slow activity. Our inventory rose for the second month in a row and we also had small gains i both pending and closed sales.
The one month absorption rate decreased to 6.5 months from 7.7 months for August. Back into a balanced market after last months first slip to a buyers market in over a year. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
The September 2014 numbers were: 60 active listings, 30 pending sales and 9 closed sales. Much better pending activity last year. Hopefully as the season approaches we will see some greater activity this year.
