There are currently 38 active condo listings (Up by 3 condos from June).
12 Condo sales are pending and awaiting close or lender approval (Decreased by 7 condos from June).
10 Condos Sold in July (Decreased by 7 condos from June).
The Stuart FL condo market for zip code 34997 showed reduced closed and pending sales. This was expected as we head into the slower summer months and also with such a low amount of available condos currently for sale.
The one month absorption rate increased to 3.8 months from 2 months for June. Continuing as a strong seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
The July 2014 numbers were: 61 active listings, 28 pending sales and 21 closed sales. Our sales numbers are down compared to last year, but our inventory is only a little half of what it was last year as well.
