There are currently 35 active condo listings (Down by 10 condos from May).
19 Condo sales are pending and awaiting close or lender approval (Decreased by 2 condos from May).
17 Condos Sold in June (Decreased by 5 condos from May).
The Stuart FL condo market for zip code 34997 continues to outperform the rest of the County in the condo market. Though the inventory has dropped very significantly and this is reflecting on lower sales and pending sales volume.
The one month absorption rate remains the same as last month at 2 months. Continuing as an extreme seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
The June 2014 numbers were: 67 active listings, 28 pending sales and 15 closed sales. The most dramatic statistic is that our current inventory of condos in the 34997 section of Stuart is just about 50% less than last year.
