There are currently 46 active condo listings (Up by 8 condos from July).
18 Condo sales are pending and awaiting close or lender approval (Increased by 6 condos from July).
6 Condos Sold in August (Decreased by 4 condos from July).
The Stuart FL condo market for zip code 34997 slowed for the second month n a row. While not totally unexpected as we head into the off season for condo sales, this was a fairly large decrease, especially when compared to the other zip codes we track for the Stuart condo market.
The one month absorption rate increased to 7.7 months from 3.8 months for July. Big decrease into a buyers’ market. Though I feel this will only be a temporary one. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
The August 2014 numbers were: 55 active listings, 27 pending sales and 14 closed sales. Better activity in 2014 for the 34997 zip code of Stuart for condo sales.
