The Stuart FL condo market for zip code 34997 showed reduced closed and pending sales. This was expected as we head into the slower summer months and also with such a low amount of available condos currently for sale.

The one month absorption rate increased to 3.8 months from 2 months for June. Continuing as a strong seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The July 2014 numbers were: 61 active listings, 28 pending sales and 21 closed sales. Our sales numbers are down compared to last year, but our inventory is only a little half of what it was last year as well.

The Stuart FL condo market for zip code 34997 continues to outperform the rest of the County in the condo market. Though the inventory has dropped very significantly and this is reflecting on lower sales and pending sales volume.

The one month absorption rate remains the same as last month at 2 months. Continuing as an extreme seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The June 2014 numbers were: 67 active listings, 28 pending sales and 15 closed sales. The most dramatic statistic is that our current inventory of condos in the 34997 section of Stuart is just about 50% less than last year.

The Stuart FL condo market for zip code 34997 continues to outperform the rest of the County in the condo market. Though, inventory is becoming a huge issue.

The one month absorption rate is now a very striking 2 months after last months amazing 2.4 month rate. Continuing as an extreme seller’s market for now, though as we get into summer I expect this extreme market to ease up a bit. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The May 2014 numbers were: 74 active listings, 32 pending sales and 28 closed sales. Better volume last year, but there was almost double the amount of inventory.

The Stuart FL condo market for zip code 34997 continues to be red hot. The biggest issue is that we are down to a very small inventory of available condos. Those that do come on the market sell quickly as you can see from the absorption rate below.

The one month absorption rate is now a very striking 2.4 months after last months amazing 2.9 month rate. Continuing as an extreme seller’s market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The April 2014 numbers were: 83 active listings, 39 pending sales and 25 closed sales. We are down to approximately half of last year’s inventory, yet pending and closed sales remain quite strong.

A considerable easing of activity for the Stuart FL condo market for zip code 34997 in June of 2014. If you read my previous market reports for this segment of the Martin County market, this was not unexpected as pending sales have been decreasing over the past few months and continued to do so in June. Both closed sales as well as available inventory also continue to decrease. Though, this is still a very active market. It’s just that the super strong Spring activity is not sustainable for this area for the summer.

The one month absorption rate is now 4.7 months from last months 2.6. Still in a sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The June 2012 numbers were: 77 active listings, 32 pending sales and 8 closed sales. Continuing to be a better market tha last year and slowly getting back into a more sustainable activity level.

Another month of increased closed sales for the Stuart FL condo market for zip code 34997. Unfortunately, this is probably not going to continue at this strong of a pace. The inventory continues to decline along with another monthly drop in pending sales. A pretty strong indicator of decreasing future activity.

The one month absorption rate is now 2.6 months from last months 3.3. A very strong sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The May 2012 numbers were: 87 active listings, 30 pending sales and 17 closed sales. Better activity for this year as compared to last, and this market remains very strong. Just possibly a little to strong to be sustainable for the long run.

An excellent month for closed sales for the Stuart FL condo market for zip code 34997. Unfortunately, pending sales dropped for April indicating a possible slowdown of closed sales in the months ahead, though it’s still relatively strong. Inventory also decreased and is once again at a fairly low value.

The one month absorption rate plunged to 3.3 months from last months 9. A very dramatic sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The April 2012 numbers were: 101 active listings, 29 pending sales and 34 closed sales. Closed sales were considerably better last year, but the greater number of pending sales might indicate better closed activity coming in the near future.

After two consecutive months of decreasing closed sales, there was a small increase in March for the Stuart FL condo market for zip code 34997. Inventory dropped by 1 unit, basically remaining unchanged. Pending sales were up nicely by 8 condos, making a good possibility for future closed sales.
