The single-family real estate market in Sewalls Point has continued to increase the number of homes for sale  (inventory).  And sales were down for the month, though pending sales improved.

The absorption rate jumped to 34 months, in October it was 8.1 months.  An extreme buyers market for Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November 2017, the inventory was 47 homes on the market, 9 pending sales and there were 10 closed sales.  Much stronger activity on a smaller inventory of available homes last year.
