There are three homes currently available for sale in the Rocky Point Estates area of Rocky Point in Martin County FL this December. Their list prices range from $558,000 to $665,000 for an average of $614,333 or $336.01 per sq. ft. of living space.

There are no Rocky Point Estates homes currently under contract.

In the past 12 months, six Rocky Point Estates homes have sold.  The sales prices ranged from $340,000 and $1,165,000.  This is an average sales price of $618,500 which works out to $359.07 per sq. ft. of living area.  These homes sold for an average of 93% of the list price. Rocky Point Estates is an HOA community in the eastern middle of Rocky Point.  Homes on Orange St, Nassau Ter., and the north side of Matousek St. had the opportunity to join this HOA when it was developed.  For a very reasonable sum, members have access to a large park with a boat ramp and picnic grounds available for their exclusive use.  In addition, there’s a 29-slip marina suitable for boats up to 30’ in length.  These docks can only be owned (or leased) by members in good standing within the Rocky Point Estates HOA community.  Individuals within Rocky Point Estates have the option to sell or trade docks within the community.

This report includes all Miramar Buildings on Hutchinson Island in Jensen Beach Miramar, Miramar II, and Miramar Royale.

For December 2025, there are five Miramar condos on the market on Hutchinson Island. The list prices range from $489,900 up to $850,000. This is an average list price of $677,860 which works out to $457.62 per sq. ft. of living area.

There are two Miramar condos currently under contract. The list prices were $455,000 and $514,800, for an average of $484,900, which is $356.64 per sq. ft. of living area. These condo was on the market for an average of 83 days before going under contract.

In the past 12 months, 11 Miramar condos have sold. Sales prices ranged from a low of $400,000 up to $800,000. This works out to an average sales price of $637,237 or $32.90 per sq. ft. of living area. These condos sold for an average of 95% of the list price. And, they went under contract in an average of 132 days after coming on the market.

All the residences are 2 bedrooms and 2 baths with units either having 1,264 or 1,154 sq. ft. of living area. The larger units are the corner condos.

The Maritimes is one of the prime ocean-to-river communities on South Hutchinson Island in Stuart, FL.  Many units offer larger than normal residences in both River and Oceanside settings.  The complex consists of 53 units, all oceanfront or on the banks of the Intracoastal Waterway. The units range in size from 1,300 to 2,100 square feet and have 2 or 3 bedrooms. The complex has several amenities, including a pool, tennis courts, and kayak/canoe storage.

The riverside (or Maritimes West has a lovely private sandy beach with kayak storage for those not wishing to play in the surf or for those days when it’s a bit windy on the beachside.  The Oceanside (Maritimes East) has private beach access as well as a heated pool when you’re finished frolicking in the crystal clear waters of the Atlantic Ocean.

The Maritimes condos were constructed between 1975 and 1988, with the oceanfront units being built first.  Living square footage ranges from just under 1300 sq. ft. 2 Bedroom condos with over 2100 sq. ft. condos and townhouses with 3 Bedrooms plus dens and a garage.

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedrooms and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  This attractive community has a 50-slip marina that is run by a separate dock association.  To own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Owners enjoy excellent amenities including a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including Wi-Fi) included in the condo fees.  The condo fees as of May 2019 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  And, rentals are allowed with some restrictions as to duration and length of unit ownership.  Additionally, no commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.
