The single-family real estate market in Sewalls Point is continuing with stronger activity than in recent years.  Pending sales were quite weak this month and this may be a result of the hurricane scare that we had during the latter half of the month.

The absorption rate dropped to 4.2 months, in July it was 5.3 months.  Remaining in a seller’s market for the Sewalls Point single-family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August 2018, the inventory was 52 homes on the market, 12 pending sales and there were 3 closed sales.  Considerably better sold numbers on a reduced number of available homes for sale this year.  Pending sales, however, are off for this year.

The numbers for July 2018 were: 192 active listings, 68 pending sales, and 53 closed sales.  Better number of closed sales last year while the other metrics are similar to this year.

      The Stuart Florida Residential Market for ZIP Code 34997 remains as one of the most active segments of the Martin County residential real estate market.  For July 2019, the inventory is up but both sales and pending sales decreased from last month.
     The absorption rate rose to 3.8 months (was 3.1 months for June).  Still in an extreme seller’s market for the 34997 zip code area of Stuart for July 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for July, were: 258 active listings, 164 pending listings, and 80 closed sales.  Similar closed sales volume on a greatly reduced inventory of available homes for sale.  Pending sales were significantly less this year when compared to July 2018.

The July 2018 numbers were: 168 active listings, 72 pending sales, and 47 home sales closed.  Better closed activity last year with a smaller volume of available homes for sale.  The pending activity was better this year.

The 34996 zip code area of the Stuart Florida residential real estate market rebounded from pretty poor June activity.  Hopefully, this will continue through the rest of the summer and into fall.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for July dropped to 6.9 months as compared to 12 months for last month.  We are heading back into a balanced market this segment of the Martin County single family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7 month absorption rate.

The numbers for July 2018 were: 128 active listings, 21 pending sales, and 25 closed sales.  We had pretty similar sales volume when compared to last year.
