The 34996 zip code area of the Stuart Florida had a nice jump in closed sales.  Unfortunately, both pending sales and inventory dropped from last month.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for February rose to 8.1 months as compared to October’s 17.4 months.  Still a buyer’s market for the 34996 zip code area of Stuart FL but driting towards a balanced market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

There are currently 14 homes for sale in the Pines and Windemere in Jensen Beach FL.  Prices range from a low of $298,000 up to $465,000.  This is an average list price of $389,007 which is equal to $192.40 per sq. ft. of living area.

Four homes are under contract awaiting settlement.  List prices range from a low of $289,000 up to $424,900.  This works out to an average list price of $348,450 or $169.20 per sq. ft. of living area.  These homes averaged 73 days on the market before going under contract.

In the past 12 months, 35 homes have sold in the Pines and Windemere.  Sales prices ranged from a low of $274,000 up to a high of $500,000. This equals an average sales price of $361,380 which equates to $176.41 per sq. ft. of living area.  These homes were on the market for an average of 73 days before going under contract and sold for 96% of list price.

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.

The current absorption rate for condos in the 34990 zip is 22.5 months (was 26 months in January).  An extreme buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The February 2018 numbers were: 103 active listings, 10 pending sales, and 4 closed sales.  The same number of sales while a big increase in pending sale for this year on a reduced inventory.
