There are currently 94 active condo listings (Up by 15 condos last month).

32 Condo sales are pending and awaiting close or lender approval (Increased by 3 condos from October).

16 Condos Sold in November (Decreased by 10 condos from October) 

The Stuart FL 34996 Condo Market of Stuart continues to do well.  The inventory had a nice increase, now two months in a row, as well as an increase in the number of pending sales.  Unfortunately, closed sales were off for November.  Though, I suspect the number of sales will rise dramatically as we enter the season in the next few months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 5.9 months from October’s 3.0 months.  Approaching a balanced market after numerous months of a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2014 were: 144 active listings, 48 pending sales and 24 closed sales.  Much better closed and pending volume last year, though the inventory of available condos is still lower by a considerable margin.
