This 55+ community is the jewel of the Stuart area condominiums because of its location and reasonable condo fees.  Cedar Pointe does not allow dogs.  One indoor cat is permitted in Villages 1 through 5.  There are currently four separate management associations in Cedar Pointe.  Villages 1 through 5, Village 6, Village 7, and Village 8 are each managed separately and have their own set of rules and regulations.

Condominium units consist of 1 bedroom 1 and 1/2 bathroom units and 2 bedroom, 2 bath units.  Each condo has one assigned parking spot along with numerous guest spots throughout the complex.  Laundry facilities are available in each building and on each floor.  Many social activities are available to residents as this is an active senior community.

The condos consist of 1 bedroom 1 and 1/2 bath, 2 bedroom 1 and 1/2 bath, and 2 bedroom 2 bath condos.  Condo fees run from $223 to $340 per month depending on the size of the condo.  These fees include Cable, Common Areas, Grounds / Plants, Insurance-Bldg, Lawn Care, Maintenance Exterior, Reserve Funds, Roof Maintenance, Sewer, Trash Removal, and Water.

St Lucie County Townhouses and Condos January 2024 Market Report

The St Lucie County Townhouses and Condos market showed weaker sales activity when compared to last year. We continue to face headwinds with economic uncertainties, though at least mortgage rates may have peaked and have begun to decrease. Closed sales were down by 7.1% from last year (were down by 3.1% in December). New pending sales were down by 6.2% (they were down by 42.9% last month).

Prices were up for January. The median price increased by 8.0% from last year (was up by 6.7% in December) and the average sales price increased by 21.8% (was up by 10.3% % in December).

The available townhouses and condos inventory increased by 78 units from last month to 634 residences. This is a 74.2% greater inventory than we had in January 2023. The current inventory supply is 7.4 months, as compared to 3.9 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in its second month of a balanced market, and now approaching a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

It is a 7-story building that was opened for sale in 1979.  All the residences in Oceanrise have 2 bedrooms and 2 bathrooms. There is one exception for a corner penthouse double unit which has 2,042 sq. ft. of living area.  The other 68 homes have either 1,086 or 1,021 sq. ft. of living area and additional balcony space.

St Lucie County Single Family Homes January 2024 Market Report

The January 2024 St Lucie County Single Family real estate market showed weaker sales activity when compared to last year. we continue to face headwinds with economic uncertainties, though mortgage rates appear to have peaked and have started to decrease. Closed sales were down by 20.7% for the month compared to last year (in December they were down by 9.6%). New sales under contract (new pending sales) decreased by 14.7% (they were down by 24.8% last month).

Prices were higher for January when compared to last year.  The median sales price was up by 5.9% (was up by 2.1% in December).  The average sales price was up by 9.4% (it was up by 6.1% in December).

The number of available homes for sale increased by 174 homes to 1,893 units.  This inventory is 10.4% greater than last year.  The current supply of homes is 4.1 months (it was 3.2 months last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7 month supply of inventory.

For February 2024, there are 4 homes on the market in the Preserve of Hobe Sound.  The list prices range from $524,900 up to $550,000. This equals an average list price of $533,225 which is $264.37 per sq. ft. of living area.

There are 2 Preserve homes currently under contract. The list prices were $519,000 and $525,000. This is an average list price of $522,000 or $258.80 per sq. ft. of living area.  These homes were on the market for an average of 81 days before going under contract.

The Preserve of Hobe Sound is a DiVosta-built community that was completed in 1989 with just over 300 Hampton model homes which feature 2,017 sq. ft. of living area with 3 bedrooms and 2 bathrooms and a two-car garage.  The garages come in both front and side entrance varieties.

Children who reside in the Preserve are zoned to attend the Sea Wind Elementary School, Murray Middle School, and South Fork High School.

This great location is only a 15-minute drive to historic downtown Stuart and about 20 minutes to the Town of Jupiter as well as offering easy access to Jupiter Island Beaches and numerous marinas and boat ramps available at no charge to Martin County Residents.

Martin County Townhouses and Condos January 2024 Market Report

The Martin County Townhouses and Condos real estate market showed improved sales activity when compared to last year. We continue to encounter headwinds of economic uncertainties, though mortgage rates have appeared to peak and started to decline. Closed sales for the month were up by 22.0%.  They were up by 17.4% in December.  New sales under contract (new pending sales) were down by 12.2% from last year.  They were up by 7.4% in December.

Prices were down for January.  The median sales price decreased by 11.1% (was up by 6.7% last month). And, the average sales price decreased by 11.0% (was up by 19.8% in December).

The available townhouses and condos inventory increased by 59 units to 508 properties.  This is a 69.3% greater supply of inventory than we had in January 2023.  Currently, there’s a 5.9 month supply of inventory (compared to 3.4 months for January 2023).  We remain in a seller’s market for townhouses and condos in Martin County, though just about to enter a balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Spinnaker Point on Hutchinson Island is easy to miss when driving by on Highway A-1-A in Stuart FL.  But, it is one of the gems for those who want both river and ocean access.  This gated community has 12 homes west of the road and 2 lots that have yet to be built upon on the ocean side.

Four of these homes enjoy being on the Intracoastal Waterway (also known as the Indian River) and have deeded docks with ocean access (no fixed low bridges) through the Saint Lucie Inlet just a little under 5 miles south. The remaining 8 homes have access to the community pier and a few have deeded docks as well.

All the homes are built in the Key West style and were built between 1991 and 2001.  Home sizes range from a 3 bedroom, 2 bathroom home with a 2 car garage up to a 5 bedroom, 6 bathroom home with a 2 and ½ car garage.  There is deeded access to the ocean with a boardwalk leading over the dunes.  All ages and pets are permitted in Spinnaker Point. 

School-age children attend the Felix A Williams Elementary School, Stuart Middle School, and Jensen Beach High School.

Located approximately halfway between the Stuart and Jensen Beach causeways, it is easy to enjoy the restaurants, shopping, and amenities both areas offer.

Martin County Single Family Homes January 2024 Market Report

The Martin County Single Family Homes Market Report showed slower sales activity from last year. We continue to face some economic uncertainties, though mortgage rates appear to have peaked and have started to decline. Closed sales were down by 5.3% from last year (they were down by 2.3% in December). At the same time, new pending sales increased by 9.0% compared to last year (which decreased by 4.9% last month).

Prices were mixed for January as compared to last year.  The median sales price decreased from last year by 0.7% (up by 1.8% in December) while the average sales price increased by 56.2% (up by 5.4% last month).

The inventory of available single-family homes increased by 46 homes to 636. This is a 20.0% greater inventory than last January.  The current supply of homes is 3.9 months.  For January of last year, it was 3.3 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

Cabana Point is an older Stuart community located between the South Fork of the Saint Lucie River and Kanner Hwy.  This community had its first home built in 1958 and the most recent one was built in 2007.  This small community has 40 homes (all but one are single-family homes) and two remaining vacant lots (neither for sale at the time this is being written).   28 of these home sites are waterfront with access to the ocean or to Lake Okeechobee from a canal or the banks of the Saint Lucie River.  The remaining non-waterfront homes have access through a community boat ramp.

This is a non-HOA community with no fees. You should be aware that this is an older community with many of the homes back from the age of smaller CBS-style cabana homes. Though, as time passes, many of these homes are being torn down and replaced with spacious 2 story modern waterfront homes that are in high demand. Current home sizes range from the largest one which is a 2 story 3,100 sq. ft. (under air), 9 bedrooms, 6 bathrooms estate down to a 2 bedroom, 2 bath home with just over 1,000 sq. ft. of living area.

Vacant Lots:

There are 7 vacant lots available to purchase in Watersong. List prices range from $309,000 to $1,150,000, with an average list price of $665,571.

There are 3 Watersong lots currently under contract. The list prices ranged from $355,000 up to $1,200,000. This works out to an average list price of $867,500. These lots were on the market for an average of 161 days before going under contract.

In the past 12 months, there have been 4 Watersong lot sales.  The sales prices ranged from $285,000 up to $801,000.  The average sales price was $431,500.  These lots were on the market for an average of 106 days before going under contract. About the Watersong Oceanfront Community on Hutchinson Island

The Watersong community on Hutchinson Island in Fort Pierce lies approximately six miles north of the Fort Pierce Inlet and 14 miles south of the Jensen Beach Causeway.  This is a gated oceanfront community that has 92 lots in two rows with the front row being direct oceanfront.  There’s an existing community pool.

 Currently (August 2018) the $250.00 a month HOA fee covers the common areas, reserve funds, management fees, and landscaping.  There is also a one-time $6,000 capital contribution for beach renourishment and or replacement that is collected by the Property Owners Association.

Existing homes are all two to three stories and range in size from just under 6,000 sq. ft. of living area with 5 bedrooms and 7 bathrooms down to 3,000 sq. ft. homes with 3 bedrooms and 3 bathrooms.

There are some excellent opportunities for those wishing to be on the ocean currently available in Watersong.

As of February 2024, there are 24 active properties for sale in Heritage Ridge in Hobe Sound, FL.  List prices range from $239,000 up to $649,000.  This is an average list price of $329,123 which equals $231.08 per sq. ft. of living area.

There are 12 Heritage Ridge homes currently under contract.  These homes were on the market with list prices from $185,000 up to $775,000.  This works out to an average list price of $373,941 or $231.48 per sq. ft. of living area.  These properties averaged 55 days on the market before going under contract.

The Heritage Ridge community of Hobe Sound encompasses several associations and styles of homes.  From mobile and manufactured homes to villas, townhouses, condos, and single-family homes.  The different sections of Heritage Ridge are all anchored by the Heritage Ridge Golf Club.  This is a non-equity course that is open to the public.

The various areas of Heritage Ridge are all controlled by their individual homeowners’ associations and many also pay a fee to the master Heritage Ridge Association.  This wonderful community is located in northern Hobe Sound with quick access to either the beach at Jupiter Island (in Hobe Sound) or to the downtown area of Stuart as well as the amenities in both the Martin County and Jupiter areas of the Treasure Coast.

Some of the sections of Heritage Ridge include Amherst, Brandywine, Bunker Hill, Cambridge, Franklin Wood, Georgetown, Jamestown, Jefferson Corners, Tory Pines, Williamsburg, and Yorktown.

HOA fees vary widely in Heritage Ridge depending on the type of home and subdivision within this community.  The HOA fees run from $78.00 a month in the mobile home and single-family home sections up to $350.00 a month for the condo areas and in between for some of the other communities.

Florida Townhouses and Condos January 2024 Market Report

Florida Townhouses and Condos real estate market report had weaker sales activity when compared to last year. The inventory numbers continue to grow, but we are facing headwinds with economic uncertainties, though mortgage rates appear to have peaked and starting to decrease. I expect the market to improve and a gradual return to a historically normal real estate market. Closed sales were down by 1.2% compared to last month’s decrease of 6.2%.  New sales under contract (new pending sales) decreased by 8.5% (In December, there was a 5.5% decrease).

Prices were up for January compared to last year. The median sales price was up by 3.2% for January (was up by 6.5% in December). And the average sales price increased by 3.0% (was up by 10.4% in December).

The inventory of active listings increased by 62.9% from January last year.  This results in a 5.8 months supply of inventory as compared to 3.1 months for January 2023.  We remain in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 months supply of inventory.

Florida Single Family Homes January 2024 Market Report

The Florida Single Family Home real estate market had slightly better sales activity when compared to last year. Though we continue to face headwinds with some economic uncertainties, it does appear that mortgage rates may have started to decrease and I expect to see a gradual return to a historically normal real estate market. Closed sales were up by 0.6% (were down by 3.8% in December). New sales under contract (new pending sales) were down by 2.9% (were down by 3.3% in December).

Prices increased for January when compared to last year.  The (year-to-year) median sales price was up by 3.8% (it was also up by 3.8% in December). And, the average sales price was up by 9.7% (it was up by 7.2% last month).

The inventory of available homes for sale increased by 24.8% from last year.  This represents a 3.8 months supply of inventory (January 2023 had a 2.8 months supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For February 2024, there are 11 condos for sale in the Kingswood condo community of Stuart FL.  The list prices range from $168,000 to $294,000. This is an average list price of $202,700 which equals $188.33 per sq. ft. of living area.

There is only 1 Kingswood condo currently under contract. The list price was $175,000 or $209.83 per sq. ft. of living area.  This condo was on the market for 29 days before going under contract.

20 Kingswood condos have sold in the past 12 months.  Sales prices ranged from $142,500 up to $275,000.  The average sales price was $192,355 which works out to $174.17 per sq. ft. of living area.  These condos averaged 72 days on the market before going under contract. And, they sold for an average of 96% of the list price.

Kingswood Condos are located in the heart of Stuart and within walking distance of shopping, restaurants, and medical facilities is the Kingswood Condominium complex of Stuart FL. Just a short ride out to the beaches or to historic downtown Stuart, this location is just difficult to beat.

Kingswood consists of 444 condominiums that were built from 1970 to 1995. There are various floor plans and sizes ranging from 2-bedroom, 2-bathroom condos with 1,236 sq. ft. of living area down to 1-bedroom, 1-bathroom condos with 691 sq. ft. of living area.

Most of Kingswood’s buildings are two stories with condos on each floor, though there are three newer 4 story elevator buildings with some units offering views of the Saint Lucie River. There are three community pools in Kingswood.

HOA fees cover the recreation area, building insurance, water, sewer, trash, and pest control as well as basic cable TV.
