There are currently 277 active listings (Increased by 30 homes from August).
174 Residential sales are pending and awaiting close or lender approval (Increased by 19 homes from August).
81 Homes Sold in September (Increased by 2 homes from August)
The Stuart Florida Residential Market for ZIP Code 34997 remains one of the strongest local markets. For September we had a very welcome increase in inventory that should help maintain strong sales numbers for the foreseeable future.
The current one month absorption rate increased slightly to 3.4 months (was 3.1 months for August). Most of this increase is due to the stronger inventory numbers and we still remain in a very strong seller’s market for the 34997 zip code area of Stuart, FL. Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
The 2014 numbers for September, were: 351 active listings, 154 pending listings and 87 closed sales. With the reduced inventory of this year, we are starting to fall behind as compared to last year’s inventory.
