There are currently 298 active listings (Decreased by 38 home from May).
149 Residential sales are pending and awaiting close or lender approval (Down by 1 home from May).
97 Homes Sold in June (Decreased by 3 homes from May)
The Stuart Florida Residential Market for ZIP Code 34997 had a fairly large drop in the inventory of available homes for sale. Pending and closed sales were down slightly from last month. This is still the most active market in the Martin County area.
The absorption rate dropped to 3.1 months (was 3.4 months for May). Still in an extreme seller’s market for the 34997 zip code area of Stuart for June 2019. Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
