The Stuart Florida Residential Market for ZIP Code 34997 continues to be the most active segment of the various segments of the Martin County real estate market that I follow.
The absorption rate dropped further to 2.9 months (was 3.8 months for March). Now an even more extreme seller’s market for the 34997 zip code area of Stuart for April 2019. Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
The 2018 numbers for April, were: 276 active listings, 166 pending listings, and 84 closed sales. There’s a greater number of homes for sale (inventory) in this area of Stuart and both sales and pending sales have improved over last year.
