There are currently 187 active listings (Increased by 1 home from April).
48 Residential sales are pending and awaiting close or lender approval (Decreased by 4 homes from April).
20 Homes Sold in May (Increased by 9 homes from April).
A good month for the 34996 zip code area of the Stuart Florida residential real estate market. Inventory rose slightly and closed sales took a nice jump. The only negative was a drop in pending sales, indicating a potential reduction in future closed sales.
The one month absorption rate for the 34996 zip code area of Stuart Florida for May decreased to 9.4 months as compared to April’s 16.9 months. Still a buyers market, but much better than the April number. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.
