For December 2018 in the 34996 Zip Code area of Stuart, Florida :

There are currently 124 active condo listings (Up by 5 condos from last month).

26 Condo sales are pending and awaiting close or lender approval (Down by 7 condos from November).

27 Condos Sold in December (Up by 3 condos from November) 

The Stuart FL 34996 Condo Market of Stuart showed an increase in sales but a decrease in pending sales from last month.  Though, the activity remains quite strong.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dipped to 4.6  months from November’s 5.0 months. Transitioning back into a seller’s market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for December 2017 were: 134 active listings, 35 pending sales, and 20 closed sales.  Better closed sales activity this year but better pending sales last year.  One of the few areas with a lower inventory this year.  I expect this to change in the coming months.
