The single-family real estate market in Sewalls Point continues with strong sales activity. The inventory has now dropped to lower than the desirable number of homes on the market. This may negatively impact sales numbers in the near future.
The absorption rate dropped to 4.1 months, in April it was 4.4 months. Remaining in a seller’s market for the Sewalls Point single family home market. A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
Comparing the results to May 2018, the inventory was 51 homes on the market, 12 pending sales and there were 7 closed sales. Pretty similar results when compared to last year. Slightly higher closed sales this year while pending sales were a bit better last year.
