There are currently 42 active listings (Down by 16 homes from last month)
15 home sales are pending and awaiting close or lender approval (Up by 3 homes from June)
8 Homes sold in June (Increased by 1 home from June)
The single-family real estate market in Sewalls Point erased the rise in inventory from last month with an increase in pending sales and a small increase in closed sales.
The absorption rate dropped to 5.3 months, in June it was 8.3 months. Transitioning back into a seller’s market for the Sewalls Point single-family home market. A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
Comparing the results to July 2018, the inventory was 50 homes on the market, 6 pending sales and there were 9 closed sales. Similar closed sales on a smaller number of homes for sale this year. Pending activity is considerably better which may indicate better sales volume in the near future.
