Florida Townhouses and Condos Sales 2021 Yearly Review

The Florida Townhouses and Condos Sales for 2021 showed stronger sales results from last year.  Though most of the improved results were during the first half of the year. During the late summer and fall, the market experienced an unprecedented shortage of homes for sale which has negatively affected sales volume. Year to year closed sales were up by 34.2% as compared to 2020 which saw an increase of 2.5% and new sales under contract (new pending sales) increased by 29.2% (2020 saw an increase of 6.2%).

Both median and average sales prices were up (year to year) by 17.2% and 26.4% respectively (2020 numbers were 12.0% and 10.9%).  A considerably higher rate of increase than for the previous year.

Inventory decreased by 57.4% as compared to 2020’s decrease of 18.3%. And, the supply of properties dropped to 1.3 months as compared to 4.2 months for 2020.  Remaining in a sellers’ market for Florida townhouses and condos.

Florida Single Family Home Sales 2021 Yearly Review

The Florida Single Family Home Sales for 2021 as reported by Florida Realtors shows that this last year continued the positive momentum with an improved rate from the previous year. However, most of the improved results were during the year’s first half. In the late summer and fall, the market experienced an unprecedented shortage of homes for sale which negatively affected sales volume. Year-to-year closed sales were up by 12.9% (up by 5.8% in 2020) and new sales under contract (new pending sales) increased by 5.7% (up by 9.2% in 2020).

Both median and average sales prices were up (2020 to 2021) by 20.0% and 25.8% respectively.   These numbers were 9.6% and 15.8% respectively for 2021.

The inventory of available homes for sale decreased by 33.7% from 2020.  While the month’s supply of homes decreased to 1.0 months.  Indicating that Florida single-family homes remain in a strong seller’s market.

St Lucie County Townhouse and Condo Sales 2020 Yearly Review

The St Lucie County Townhouse and Condo Sales for 2020 had stronger sales activity when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 11.7% as compared to 2019 which saw a decrease of 9.9% and new sales under contract (new pending sales) increased by 19.3% (2019 saw a decrease of 4.7%).

Prices were also up when compared to last year. The median sales price increased by 19.1% as compared to the 2.1% rise last year. The average sales price was up by 17.4% as compared to the 3.2% decrease in 2019.

Inventory decreased by 45.2% as compared to 2019’s increase of 5.1%. While the monthly supply of inventory decreased to 2.9 months as compared to 5.9 months for 2019.  A strong seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

The St Lucie County Single Family Home Sales for 2020 as reported by Florida Realtors indicates that Saint Lucie County had a stronger market activity for single family home sales throughout the year of 2020 when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 8.3% (were up by 6.7% in 2019) and new sales under contract (new pending sales) increased by 17.8% (were up by 6.1% in 2019).

Both median and average sales prices were up for 2020 by 7.3% and 9.1% respectively.   These numbers were 5.9% and 4.0% respectively in 2019.

The inventory of available homes for sale decreased by 46.4% from 2019 (When there was a 9.3% decrease).  While the monthly supply of homes decreased to 1.8 months from 3.5 months for 2019.  Remaining in an extreme seller’s market for Saint Lucie County.

Both median and average sales prices were up (year to year) by 12.5% and 13.0% respectively (2019 numbers were 6.7% and 8.5%).  Stronger than the increases of the previous year.

Inventory decreased by 25.1% as compared to the 2019’s decrease of 8.8%. And the supply of inventory dropped to 2.9 months as compared to 4.2 months for 2018.  Even a stronger seller’s market for Martin County townhouses and condos.

Both median and average sales prices continued to rise (2019 to 2020) by 3.4% and 7.8% respectively.  This rate while positive is not as high as last year which was 3.1% and 1.1% respectively in 2019.

The inventory of available homes for sale decreased by 45.7% from 2019.  While the monthly supply of homes decreased to 2.2 months. A very strong seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor buyer has an advantage.

The St Lucie County Townhouse and Condo Sales for 2019 had slower sales activity when compared to 2018.  Year to year closed sales were down by 9.9% as compared to 2018 which saw an increase of 1.1% and new sales under contract (new pending sales) decreased by 4.7% (2018 saw an decrease of 1.7%).

Prices were mixed when compared to last year. The median sales price increased by 2.1% as compared to the 4.0% rise last year. The average sales price was down by 3.2% as compared to the 6.3% increase in 2018.

Inventory increased by 5.1% as compared to 2018’s increase of 7.4%. While the monthly supply of inventory increased to 5.9 months as compared to 5.4 months for 2018.  Still a seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

The inventory of available homes for sale decreased by 9.3% from 2018 (When there was an 20.8% decrease).  While the monthly supply of homes decreased to 3.5 months from 4.2 months for 2018.  Remaining in a strong seller’s market in Saint Lucie County.

The St Lucie County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had weaker market activity for single family homes throughout the year of 2018 when compared to last year.   Year to year closed sales were down by 0.6% (were up by 4.3% in 2017) and new sales under contract (new pending sales) decreased by 1.5% (were up by 0.8% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.3% and 7.1% respectively.   Showing strong gains in value, but not quite as much as in the last few years.  These numbers were 13.9% and 10.6% respectively in 2017.

The inventory of available homes for sale decreased by 20.8% from 2017 (When there was an 8.5% increase).  While the supply of homes increased to 4.2 months from 3.4 months for 2017.  Still in a strong seller’s market for Saint Lucie County.

Martin County Townhouse and Condo Sales 2018 Yearly Review

For the Martin County Townhouse and Condo Sales 2018 Yearly Review showed mixed sales activity when compared to 2017 for this segment of the Martin County real estate market.   Year to year closed sales were up by 1.5% as compared to 2017 which were up by 6.7% and new sales under contract (new pending sales) decreased by 2.7% (2017 saw an increase of 1.0%).

Both median and average sales prices were up (year to year) by 6.4% and 6.4% respectively (2017 numbers were 3.3% and 2.4%).  A little bit stronger than the increases of last year.

Inventory decreased by 11.4% as compared to 2017’s decrease of 7.3%. And the supply of inventory dropped to 3.5 months as compared to 4.0 months for 2017.  Even a stronger seller’s market for Martin County townhouses and condos.

Martin County Single Family Home Sales 2018 Yearly Review

The Martin County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors showed weaker sales activity when compared to 2017 for the Martin County single-family housing market.   Year to year closed sales were down by 2.0% (were up by 2.7% in 2017) and new sales under contract (new pending sales) decreased by 7.1% (was down by 0.3% in 2017).

Both median and average sales prices continued to rise (2017 to 2018) by 5.2% and 3.5% respectively.  This rate while positive is not as high as last year which was 8.7% and 9.4% respectively in 2017.

The inventory of available homes for sale increased by 2.2% from 2017.  While the supply of homes increased to 4.7 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Florida Townhouse and Condo Sales 2018 Yearly Review continued to show improved results from last year.   Year to year closed sales were up by 4.9% as compared to 2017 which saw a decrease of 2.9% and new sales under contract (new pending sales) increased by 2.2% (2017 saw a decrease of 2.3%).

Both median and average sales prices were up (year to year) by 7.2% and 7.7% respectively (2017 numbers were 7.8% and 6.5%).  Pretty similar to last year.

Inventory increased by 1.8% as compared to 2017’s decrease of 4.0%. While the supply of inventory inched up to 5.7 months as compared to 5.6 months for 2017.  A seller’s market for Florida townhouses and condos.
