Martin County Single Family Home Sales 2019 Yearly Review

The Martin County Single Family Home Sales for 2019 as reported by Florida Realtors showed slightly weaker sales activity when compared to 2018 for the Martin County single-family housing market.   Year to year closed sales were down by 0.2% (were down by 2.0% in 2018) and new sales under contract (new pending sales) increased by 2.6% (was down by 7.1% in 2018).

Both median and average sales prices continued to rise (2018 to 2019) by 3.1% and 1.1% respectively.  This rate while positive is not as high as last year which was 5.2% and 3.5% respectively in 2018.

The inventory of available homes for sale decreased by 4.8% from 2018.  While the monthly supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.
