Condominium Market Report for October 2010 in Martin County, Florida

Condominium Market Report for October 2010 in Martin County, Florida

The October Condo market declined to 30 unit sales, down significantly from 57 units in October 2009 and 48 in September 2010.  Some of this decline can be attributed to normal seasonal fluctuations as demand for second homes (condos) declines as we approach the holiday season.
On a positive note, the median price has increased reflected in sales of some higher-priced units.  It would be a mistaken assumption to think that individual unit values have started to increase.

Condominium Market Report for September 2010 in Martin County, Florida

Condominium Market Report for September 2010 in Martin County, Florida

The September Condo market showed some fairly good numbers in terms of volume of sales.  Up from the last year as well as the previous month.  Inventory has declined some more and the trend appears to be fairly positive.  Unfortunately, the median sales price is continuing a downward trend.  Much of this downward trend reflects that sales of lower-priced non-waterfront condos are currently the predominant market share.  The volume of riverfront and oceanfront condos has picked up slightly but remains very sluggish.
For the higher-priced segment of the market, foreclosures and short sales, while not the greatest number of listings, continue to drag prices down overall!

Residential Market Report for September 2010 in Martin County, Florida

Residential Market Report for September 2010 in Martin County, Florida

The Martin County Residential Market Reports sales data of single family homes and townhomes as reported by the Realtor Association of Martin County.

Sales of residential units in Martin County were sluggish for September with a small decrease in volume from August and a little larger decrease from last year.  Inventory which has risen for the past three months showed a small decline.

On a positive note, the average sales price has risen.  In a careful analysis of sales this rise is from the increased number of sales of higher end homes rather than increases in values of existing homes.  For the middle to lower end of our market, prices have stabilized for those homes that have been updated and presented well.

Residential Market Report for August 2010 in Martin County, Florida

Residential Market Report for August 2010 in Martin County, Florida

The Martin County Residential Market Reports sales data of single-family homes and townhomes as reported by the Realtor Association of Martin County.

Sales for single-family units in Martin County for August were down to 117 units as compared to July’s disappointing 145 units and last August’s 156 units.  It appears that we are seeing some reduced demand as a result of the end of the federal home buyer’s tax credit, a weak economy that has many would-be buyers (especially of second homes) nervous and waiting on the sidelines and also normal seasonal reduced activity.

After a fairly strong spring with stabilizing prices, it appears that both median and average prices took a slide in August reflecting the weaker demand and continued oversupply of available homes.  Unlike the Condo segment of the market, single-family home inventory has risen now for the fourth month in a row as those that were trying to time this market reacted to the strong spring sales, but as with most that try to time the market, have reacted a bit to slow and late.  Interest rates have also made some small increases of late that could further negatively affect the market.

Condominium Market Report for August 2010 in Martin County, Florida

Condominium Market Report for August 2010 in Martin County, Florida

The August Condo market report shows some mixed indicators.  Sales year to year are up slightly (by 5 units).  Down from July, which is a typical seasonal result.  Prices continue to slide although the median sales price was up for August reflecting on the mix of some higher-priced units selling.  The best news is that the inventory has continued to shrink and is now equal to the inventory we had back in December of 2005 which was near the beginning of the current slump in the market.

Unfortunately, I think there’s a fairly high shadow inventory of condos with the owners waiting to see what the market does.  Should there be any sign of an upturn, these units will enter the market creating more supply which will negatively impact prices further.  The best opportunity for this segment of the market is a rebound in the economy which for the moment doesn’t seem to be near at hand.

Central Stuart, Florida – The City of Stuart

Central Stuart, Florida – The City of Stuart

Stuart is the only true city in Martin County.  It is the home of the City and the County Government of Martin County.  In 2007, the census bureau recorded a population of 15,964 for the City of Stuart.

The City of Stuart totals 8.5 square miles of which 2.2 square miles are mainly navigable waterways.  The average rainfall is 58 inches per year yet there is also an average of 236 sunny days.  The average high temperature in July is 90 degrees while the average low temperature in January is 55 degrees.

The Stuart area was first inhabited by sailors that wrecked during hurricanes in the early 1700’s. Through the years Stuart has grown and was a center for citrus and pineapple plantations.  Because of the abundance of easily accessible waterways the population soon grew and residential areas are now abundant.  Stuart was a part of palm Beach County until 1925 (formerly called Potsdam) at which time the city was incorporated and Martin County was formed.

Now known as the Sailfish Capitol of the World, Stuart is the home of many marinas, golf courses and a wonderfully quaint downtown area.  A wonderful place to call home.  Visitors are also always welcome.

Palm City Florida Waterfront Homes

Palm City Florida Waterfront Homes

Palm City is part of unincorporated Martin County, Florida.  It was first developed by Charles C. Chillingworth and his Palm Beach County Land Company (at that time it was part of Palm Beach County).  Chillingworth advertised all over America, Canada, and Europe for inexpensive acreage for farmers in the tropical climate as the perfect place to grow pineapples, oranges, and grapefruit.  One of these ads offered a “Free dinner on New Year’s Day for prospective buyers. A 10-acre tract for $50 per acre (to be raised to $60 the next day) with a free town lot in Palm City to every purchaser and 85¢ for a round trip train ticket from West Palm Beach to Stuart.”

Today, Palm City has changed considerably with one of the highest rated school systems in the entire state of Florida.  Numerous new communities abound in Palm City including champion 18 and 36 hole golf course communities, and waterfront communities with easy access to the blue waters of the Atlantic Ocean.  The West Palm Beach International Airport is an easy 45-minute drive away, and two hours takes you to Disney World and Universal Studios. Palm City offers a pristine environment where you can escape the crowds and enjoy the conveniences of home in a small-town atmosphere with first-rate amenities.

Palm City’s waterfront is on both the north and south forks of the Saint Lucie River.  The north fork continues and winds its way through Port Saint Lucie and up through Saint Lucie County to White City in Fort Pierce.  The south fork turns into the Saint Lucie Waterway and then the Okeechobee Waterway with access to Lake Okeechobee and on to the west coast of Florida by Fort Myers and the Gulf of Mexico.

A Lesson For Sellers (From Buyers)

If you’ve found the right home, how can you be certain you aren’t paying too much? Once you make your choice, it’s quite likely you’ve also become well informed about property values. How is this so? Because before you made that choice, you probably looked at a variety of homes, possibly as many as six to twelve properties. That’s called “comparison shopping.”
As you visited each home, you made value judgments based on the size, features, and amenities offered, as well as the condition of the homes. Without realizing it, you compared prices, looking for the greatest value for your dollar. Nevertheless, another aspect of your purchase further protects you from purchasing an overpriced home. Called an “appraisal,” it’s a required step in the mortgage approval process. Your mortgage lender, who is putting up the majority share of the purchase price, also wants to be sure the home is not priced above the market. Thus, the lender asks a licensed appraiser to determine the home’s value for the record. If the appraised value does not at least meet the purchase price, the lender may not approve the loan or, at the very least, may ask for a higher down payment.

As the buyer, however, it’s easy to spot the overpriced homes. They are the ones that have been on the market for some time – but remain unsold.

Martin County Real Estate Inventory Declines

Martin County Florida’s single family home inventory in June declined for the fifth consecutive month, which is an indication of market improvement.

There are 2409 homes available through the Multiple Listing Service, a decrease of 71 homes from the previous month and 495 since January 2008. The month-to-month inventory declined 20.5 percent since January.

The current inventory reflects a 16-month supply at the current sales pace.

Martin County had 152 single family home sales in June, a 5 percent improvement from the 144 home sales in the month prior, and 12 percent above the 134 homes sold in June 2007.

To date, 754 homes have been sold by Realtors so far this year, a 4.3 percent increase from the 722 sales posted in the same period a year ago.

The median sales price of a home in Martin County in June fell to $234,950, a 3.1 percent increase over May’s $227,500, but 32.5 percent below the June 2007’s $337,000.
Condos sales in Martin County increased 22.2 percent in June, from 35 in June 2007 to 45 last month. Condo median prices fell 30.7 percent from $260,000 in June 2007 to $180,000 for June of 2008.

There are currently 1168 condos available for sale in the MLS as compared to 1281 in June of 2007.

These numbers show signs of positive activity in home and condo sales while showing that we’re not at the end of price declines yet. If inventory levels continue their decline, we should see a leveling of prices when absorption rates reach less than 9 months.
