Martin County Townhouses and Condos April 2020 Market Report

The Martin County Townhouses and Condos market is now showing the effects of the current pandemic. Both closed and pending sales are down for the month when compared to last year.  Closed sales for the month were down by 26.1%.  They were up by 16.7% in March.  New sales under contract (new pending sales) were down by 38.9% from last month.  They were down by 33.1% for February.

Prices, though, were up for April.  The median sales price increased by 4.8% (was up by 25.6% in March). While the average sales price increased by 9.5% (was up by 32.6% in March).

The inventory of available townhouses and condos decreased by 20 units to 418 properties.  This is a 6.3% smaller inventory then we had in April 2019.  Currently, there’s a 4.6 months supply of inventory (compared to 4.7 months for April 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes April 2020 Market Report

The Martin County Single Family Homes Market Report is now showing the effects of the current pandemic. Both closed and pending sales are down for the month when compared to last year. Closed sales were down by 25.3% from last month (were up by 7.8% in March).  While new pending sales decreased by 49.8% as compared to last month when they decreased by 31.9%.

Prices were lower for April.  The median sales price was down from last year by 3.6% (it was unchanged in March) while the average sales price decreased by 3.7% (it was down by 7.8% last month).

The inventory of available single-family homes decreased from last month by 5 homes to 965 homes for March. This is 12.6% less inventory than last April.  The current supply of homes is 4.8 months.  For April of last year, it was a 5.6 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

There are currently 5 homes for sale in Stuart West.  List prices range from $515,000 up to $999,000. This is an average price of $763,600 which is $186.85 per sq. ft. of living area.

There is 1 home currently under contract.  The list price was $500,000 or $229.89 per sq. ft. of living area.  This home was on the market for 129 days prior to going under contract.

In the past 12 months, 15 homes have sold in Stuart West.  Sale prices ranged from $495,000 up to $915,000.  This works out to an average sale price of $667,440 which equals a per sq. ft. of living area $204.67.  These homes sold for an average of 95% of list price and averaged 115 days on the market before going under contract.
