Snug Harbor remains as one of the most desirable locations in Stuart, FL. Located on the wide Saint Lucie River just east of the city of Stuart Florida is this unique subdivision.

Snug Harbor was the vision of a group of 10 Yachtsmen, many former Commodores of the Chicago Yacht Club back in 1943. They bought the land and platted the area in September 1944 as well as forming the Snug Harbor Corporation, which controlled the ownership of the lots.

Martin County Townhouses and Condos April 2018 Market Report showed mixed sales activity when compared to last year.  Closed sales for the month were down by 3.8% (were up by 6.8% in March) while new sales under contract (new pending sales) were up by 25.2% from April 2017 (decreased by 16.1 in March).

Prices continue to rise as the median sales price increased by 17.8% (was up by 3.3% in March) while the average sales price increased by 12.0% (was up by 14.0% in March) as compared to April of 2017.

The inventory of available townhouses and condos decreased by 15 units to 430 properties as compared to last month.  This is 0.5% lower inventory then the April 2017 data.  Currently, there’s a 4.4 month supply of inventory (compared to 4.6 months for April 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Bay Colony of Stuart is an exclusive gated community lying on the shores of the North Fork of the Saint Lucie River.  There are 34 home sites in Bay Colony and as of February 2018, only two vacant lots remain.

Excellent location that’s close to the Treasure Coast Mall and the shopping areas of US-1 in Jensen Beach as well as only a few minutes to the beaches of the Atlantic Ocean.

This community is in the Martin County School system and children attend the Felix Williams Elementary, Stuart Middle, and Jensen Beach High Schools.

Martin County Single Family Homes April 2018 Market Report

The Martin County Single Family Homes April 2018 Market Report showed mixed sales reports as compared to last April.  Closed sales were down by 1.9% (was up by 0.4% in March).  While new pending sales increased by 2.3% as compared to April 2017 (Decreased by 7.4% in March).

Prices, however, continue to go up and pretty dramatically for April. The median sales price up by 12.5% from last year (up by 3.8% in March) while the average price increased by 34.9% (was up by 4.5% last month).

The inventory of available single-family homes increased from last month by 50 homes to 991 units for April,  this is 5.2% less than last April.  The current supply of homes is 4.9 months, for April of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
