Martin County Townhouse and Condo Sales 2019 Yearly Review

The Martin County Townhouse and Condo Sales for 2019 showed reduced sales activity when compared to 2018.   Year to year closed sales were down by 9.6% as compared to 2018 which were up by 1.5% and new sales under contract (new pending sales) decreased by 8.2% (2018 saw a decrease of 2.7%).

Both median and average sales prices were up (year to year) by 6.7% and 8.5% respectively (2018 numbers were 6.4% and 6.4%).  A little bit stronger than the increases of last year.

Inventory decreased by 8.8% as compared to the 2018’s decrease of 11.4%. And the supply of inventory rose to 4.2 months as compared to 3.5 months for 2018.  Even a stronger seller’s market for Martin County townhouses and condos.

Martin County Single Family Home Sales 2019 Yearly Review

The Martin County Single Family Home Sales for 2019 as reported by Florida Realtors showed slightly weaker sales activity when compared to 2018 for the Martin County single-family housing market.   Year to year closed sales were down by 0.2% (were down by 2.0% in 2018) and new sales under contract (new pending sales) increased by 2.6% (was down by 7.1% in 2018).

Both median and average sales prices continued to rise (2018 to 2019) by 3.1% and 1.1% respectively.  This rate while positive is not as high as last year which was 5.2% and 3.5% respectively in 2018.

The inventory of available homes for sale decreased by 4.8% from 2018.  While the monthly supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Martin County Townhouses and Condos December Market Report had slightly better sales activity when compared to last year.  Closed sales for the month were up by 6.0%.  And, they were down by 7.5% in November.  New sales under contract (new pending sales) were unchanged from December 2018.  They increased by 16.1% in November.

Prices, though, continued to rise for December.  The median sales price increased by 9.7% (was up by 12.5% in November). While the average sales price increased by 10.8% (was up by 3.9% in November).

The inventory of available townhouses and condos increased by 9 units to 382 properties.  This is an 8.8% larger inventory then we had in December 2018.  Currently, there’s a 4.2 months supply of inventory (compared to 3.5 months for December 2018).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes December 2019 Market Report had a second consecutive strong month of sales activity when compared to last year.  Closed sales were up by 18.3% from last month (were up by 27.0% in November).  While new pending sales decreased by 7.0% as compared to December 2018 (they increased by 10.7% in November).

Prices were down for December (2’nd month in a row.)  The median sales price was down by 4.3% from last year (it was down by 6.6% in November) while the average sales price decreased by 0.8% (it was down by 0.7% last month).

The inventory of available single-family homes increased from last month by 38 homes to 902 units for December, this is 4.8% less inventory than last December.  The current supply of homes is 4.5 months.  For December of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos November Market Report had decreased sales activity when compared to last year.  Closed sales for the month were down by 7.5%.  They were up by 9.8% in October.  While new sales under contract (new pending sales) were down by 16.1% from November 2018.  They increased by 18.5% in October.

Prices, however, continued to rise for November.  The median sales price increased by 12.5% (was up by 16.8% in October) while the average sales price increased by 3.9% (was up by 29.0% in October).

The inventory of available townhouses and condos increased by 3 units to 373 properties.  This is a 5.7% larger inventory then we had in November 2018.  Currently, there’s a 4.1 months supply of inventory (compared to 3.5 months for November 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes November 2019 Market Report had a surprisingly strong month of sales activity when compared to last November.  Closed sales were up by 27.0% from last month (were up by 1.5% in October).  While new pending sales increased by 10.7% as compared to November 2018 (they increased by 18.0% in October).

Prices were down for November.  The median sales price was down by 6.6% from last year (was up by 0.9% in October) while the average sales price decreased by 0.7% (was down by 2.6% last month).

The inventory of available single-family homes decreased from last month by 34 homes to 864 units for November,  this is  11.5% less inventory than last November.  The current supply of homes is 4.4 months.  For November of last year, it was a 4.8 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were up significantly for October.  The median sales price increased by 16.8% (was down by 11.7% in September) while the average sales price increased by 29.0% (was down by 19.1% in September).

The inventory of available townhouses and condos increased by 35 units to 370 properties.  This is a 6.6% larger inventory then we had in October 2018.  Currently, there’s a 4.1 months supply of inventory (compared to 3.4 months for October 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes October 2019 Market Report

The Martin County Single Family Homes October 2019 Market Report showed stronger sales activity when compared to last October.  Closed sales were up by 1.5% from last month (were unchanged in September).  While new pending sales increased by 18.0% as compared to October 2018 (they increased by 8.9% in September).

Prices were mixed for October.  The median sales price was up by 0.9% from last year (up by 18.9% in September) while the average sales price decreased by 2.6% (was up by 24.9% last month).

The inventory of available single-family homes increased from last month by 27 homes to 898 units for October,  this is  9.3% less inventory than last October.  The current supply of homes is 4.6 months.  For October of last year, it was a 4.8 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  As a result, it is difficult to track such small numbers though this market remains quite active.

The absorption rate for Hobe Sound condos was 2.5 months for October (it was 2.0 months for September).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2018 numbers were: 3 active listings, 6 pending sales, and 2 closed sales.  It’s difficult to make meaningful comparisons with last year when there’s such a small sampling of condos in Hobe Sound.   Though, there was a bit more activity this year.

As of December 2019, there are 9 homes for sale in Sunset Trace.  These homes have list prices from $154,900 up to $194,000.  This is an average list price of $170,422 or $131.15 per square foot of living area.

There are 5 homes under contract and awaiting settlement.  The list prices ranged from $156,000 up to $175,000.  This works out to an average list price of $164,900 which equals $128.34 per sq. ft. of living area.  These homes were on the market for an average of 57 days prior to going under contract.

In the past 12 months, 38 homes have sold in Sunset Trace.  Sales prices ranged from a low of $129,500 up to $220,000.  This equals an average sales price of $167,022 or $126.37 per sq. ft. of living area.  These homes sold for an average of 98% of list price and went under contract in an average of 36 days of being on the market.

All ages are welcome in Sunset Trace. Children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.
