Martin County Single Family Homes December 2019 Market Report

The Martin County Single Family Homes December 2019 Market Report had a second consecutive strong month of sales activity when compared to last year.  Closed sales were up by 18.3% from last month (were up by 27.0% in November).  While new pending sales decreased by 7.0% as compared to December 2018 (they increased by 10.7% in November).

Prices were down for December (2’nd month in a row.)  The median sales price was down by 4.3% from last year (it was down by 6.6% in November) while the average sales price decreased by 0.8% (it was down by 0.7% last month).

The inventory of available single-family homes increased from last month by 38 homes to 902 units for December, this is 4.8% less inventory than last December.  The current supply of homes is 4.5 months.  For December of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
