For April 2025, five condos are available for sale in the Admiral on Hutchinson Island in Jensen Beach FL. The list prices range from $639,000 up to $975,000. This is an average list price of $727,780 which works out to $488.37 per sq. ft. of living area.

Joes Point has 56 home sites (3 are vacant lots at this writing) of which most are waterfront with private docks and sweeping water views of the Intracoastal Waterway (Indian River). There are 8 non-waterfront homes, though they have docks in the community marina which is just a short walk from these homes.  There is also a community RV/Boat storage area as well as a tennis court.  HOA fees as of October 2019 were under $300 per month and include central water and sewer service.

For April 2025, there are nine condos for sale in Suntide on Hutchinson Island in Stuart FL. These condos are listed with prices that range from $375,000 up to $589,000. This is an average list price of $463,889 which is $332.67 per sq. ft. of living space.

There are two Suntide condos currently under contract. Their list prices were $330,000 and $499,000, which is an average of $414,500 or $343.70 per sq. ft. of living space. These condos were on the market an average of 54 days before going under contract.

As of April 2025, only three condos are available for sale in the Maritimes Condos and Townhomes on Hutchinson Island in Stuart FL. The list prices were between $799,000 and $950,000, which is an average of $881,444 or $452.08 per sq. ft. of living space.

The Maritimes is one of the prime ocean-to-river communities on South Hutchinson Island in Stuart, FL.  Many units offer larger than normal residences in both River and Oceanside settings.  The complex consists of 53 units, all oceanfront or on the banks of the Intracoastal Waterway. The units range in size from 1,300 to 2,100 square feet and have 2 or 3 bedrooms. The complex has several amenities, including a pool, tennis courts, and kayak/canoe storage.

The riverside (or Maritimes West has a lovely private sandy beach with kayak storage for those not wishing to play in the surf or for those days when it’s a bit windy on the beachside.  The Oceanside (Maritimes East) has private beach access as well as a heated pool when you’re finished frolicking in the crystal clear waters of the Atlantic Ocean.

The Maritimes condos were constructed between 1975 and 1988, with the oceanfront units being built first.  Living square footage ranges from just under 1300 sq. ft. 2 Bedroom condos with over 2100 sq. ft. condos and townhouses with 3 Bedrooms plus dens and a garage.

Spinnaker Point on Hutchinson Island is easy to miss when driving by on Highway A-1-A in Stuart FL.  But, it is one of the gems for those who want both river and ocean access.  This gated community has 12 homes west of the road and 2 lots that have yet to be built upon on the ocean side.

Four of these homes enjoy being on the Intracoastal Waterway (also known as the Indian River) and have deeded docks with ocean access (no fixed low bridges) through the Saint Lucie Inlet just a little under 5 miles south. The remaining 8 homes have access to the community pier and a few have deeded docks as well.

All the homes are built in the Key West style and were built between 1991 and 2001.  Home sizes range from a 3 bedroom, 2 bathroom home with a 2 car garage up to a 5 bedroom, 6 bathroom home with a 2 and ½ car garage.  There is deeded access to the ocean with a boardwalk leading over the dunes.  All ages and pets are permitted in Spinnaker Point. 

School-age children attend the Felix A Williams Elementary School, Stuart Middle School, and Jensen Beach High School.

Located approximately halfway between the Stuart and Jensen Beach causeways, it is easy to enjoy the restaurants, shopping, and amenities both areas offer.

And, they sold for an average of 94% of the last list price.

 Currently (August 2018) the $250.00 a month HOA fee covers the common areas, reserve funds, management fees, and landscaping.  There is also a one-time $6,000 capital contribution for beach renourishment and or replacement that is collected by the Property Owners Association.

Existing homes are all two to three stories and range in size from just under 6,000 sq. ft. of living area with 5 bedrooms and 7 bathrooms down to 3,000 sq. ft. homes with 3 bedrooms and 3 bathrooms.

There are some excellent opportunities for those wishing to be on the ocean currently available in Watersong.

There’s a courtesy tram available to take residents and guests around the sprawling facilities of the Marriott resort at Indian River Plantation.  Just a short drive to the grocery store, historic downtown Stuart, and the many, many amenities that Martin County FL has to offer.

The monthly fees include maintenance and insurance for all structures and common areas.  There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway).  Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

This complex was completed between 1977 through 1979 and has mostly 2 bedroom, 2 bath condos ranging in size from 1,435 sq. ft. to 1,272 sq. ft. of air-conditioned living area. There are two penthouse units in the Oceanside buildings that are very large 3 bedroom 2 and ½ bathroom residences of 2,974 sq. ft. The condo association fees vary from $464.00 to $620.00 a month depending on the size and location of the condo.

Sailfish (Rigels) Cove is located on Hutchinson Island in Jensen Beach FL. It is also known as Rigels Cove as the name was changed to Sailfish Cove just a little over a year ago. Just a little under a mile to the south of the Jensen Beach Causeway on the shores of the Intracoastal Waterway (also known as the Indian River).

Sailfish (Rigels) Cove was first developed in 1993 and only 11 homes make up this small subdivision with all homes having ocean access waterfront docks. Home sizes range from just under 3,000 sq. ft. of living area up to almost 5,000 sq. ft. HOA fees are approximately $326 a month. These fees include lawn and landscaping, and maintenance of the common areas and the gate.

Residents of Sailfish (Rigels) Cove enjoy being in the ‘A’ rated Martin County School System and are just a few minutes from both downtown Jensen Beach as well as historic downtown Stuart FL. Lots of great shopping and amenities close by as well.
