There are currently 91 active condo listings (Unchanged form October).
12 Condo sales are pending and awaiting close or lender approval (Down by 5 condos from October).
6 Condos Sold in November (Decreased by 13 condos from October).
The one month absorption rate jumped to 15.2 months from last months 4.8. Back into a strong buyers’ market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. As I mentioned in October, we’re now back into a slower market in this segment after a fairly strong October.
The November 2012 numbers were: 97 active listings, 21 pending sales and 7 closed sales. Fairly close activity compared to last year, though last year’s pendings were much better.
