      The Stuart Florida Residential Market for ZIP Code 34997 remains as one of the most active segments of the Martin County residential real estate market.  Closed sales were down from last month while the pending sales volume rose.  As a result, we are expecting strong closed sales numbers for the coming months.
     The absorption rate rose to 4.2 months (was 3.5 months for August).  We remain in a seller’s market for the 34997 zip code area of Stuart for September 2019.  So, a typical balanced market, favoring neither the seller or buyer, is represented by a 6 to 7-month absorption rate.
     The 2018 numbers for September, were: 289 active listings, 123 pending listings, and 86 closed sales.  Better closed sales volume last year, while pending sales are better this year.  While this is with a reduced inventory of available homes for sale.
