      The Stuart Florida Residential Market for ZIP Code 34997 remains as one of the most active segments of the Martin County residential real estate market.  For August 2019, our inventory dropped a bit and pending sales increased.  This is a good sign for continued strong activity in the near future.
     The absorption rate dipped to 3.5 months (was 3.8 months for July).  We are still in an extreme seller’s market for the 34997 zip code area of Stuart for August 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for August, were: 262 active listings, 137 pending listings, and 88 closed sales.  Slightly slower closed sales activity on an increased inventory for this year as compared to last August.
