8 Condos Sold in January (Decreased by 13 condos from December).
The Stuart FL condo market for zip code 34997 started off 2016 with a slow start. While both the inventory and pending sales increased (a good sign for future activity), closed sales too a dive for January.
The one month absorption rate plunged to 3 months from 9.9 months for December. Back into a buyers market after last months sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
The January 2014 numbers were: 44 active listings, 17 pending sales and 11 closed sales. Unfortunately, with a growing inventory this year as compared to 2015, sales activity did not come even close to last year, though this years pending activity is stronger.
