St Lucie County Single Family Homes February 2025 Market Report

The Febuary 2025 St Lucie County Single Family real estate market showed poorer sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were down by 12.0% for the month compared to the previous year (in January they were up by 9.5%). New sales under contract (new pending sales) were down 18.6% (were down 8.0% last month).

Prices changed nominally in January when compared to last year.  The median sales price was $390,500, up 0.1% (it went down 1.6% in January).  The average sales price was up down slightly by 1.7% (it was up by 0.2% in January).

The number of available homes for sale increased to 2,747.  This inventory is 40.9% greater than last year. The current supply of homes is 6.1 months (it was 4.2 months for last year).  The St. Lucie County single-family home market is a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.
