St Lucie County Single Family Homes January 2020 Market Report

The January 2020, the St Lucie County Single Family Home Market showed strong sales activity for the start of 2020. Closed sales were up by 22.2% for the month (in December they were up by 35.5%). New sales under contract (new pending sales) increased by 23.7% (they were up by 15.6% last month).

Prices were also up for the month.  The median sales price was up by 4.2% (was up by 6.5% in December).  The average sales price was up by 4.8% (it was up by 5.8% in December).

The number of available home listings increased by 168 homes to 1,929 homes.  This inventory is 11.3% less than last year.  The current supply of homes is 3.9 months (it was 4.8 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Townhouses and Condos January 2020 Market Report

The St Lucie County Townhouses and Condos market for January 2020 had mixed sales activity to start the year.  Closed sales were down by 18.1% from last year (were up by 22.2% in December). New pending sales were up by 10.9% for January (they were up by 21.5% in December).

Prices were up for January.  The median price increased by 0.3% from last year (was down by 10.2% in December) while the average sales price increased by 23.8% (was up by 1.3% in December).

The inventory of available townhouses and condos increased by 5 units from last month to 586 units. This is 1.8% less than we had in January 2019. The current inventory is 6.0 months, as compared to 5.7 months of inventory last year.  The St Lucie County townhouses and condos real estate market is now in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Martin County Townhouses and Condos January 2020 Market Report

The Martin County Townhouses and Condos began 2020 with weaker sales activity when compared to last January.  Closed sales for the month were down by 11.0%.  And, they were up by 6.0% in December.  New sales under contract (new pending sales) were down by 3.6% from January 2019.  They were unchanged for December.

Prices, though, continued to rise for January though at reduced rates.  The median sales price increased by 2.4% (was up by 9.7% in December). While the average sales price increased by 1.0% (was up by 10.8% in December).

The inventory of available townhouses and condos increased by 39 units to 421 properties.  This is a 4.2% larger inventory then we had in January 2019.  Currently, there’s a 4.7 months supply of inventory (compared to 4.1 months for January 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes January 2020 Market Report

The Martin County Single Family Homes Market Report had a another strong month of sales activity when compared to last year.  Closed sales were up by 25.2% from last month (were up by 18.3% in December).  While new pending sales increased by 23.4% as compared to December 2019 when they increased by 7.0%.

Prices were mixed for January.  The median sales price was up by 12.9% from last year (it was down by 4.3% in December) while the average sales price decreased by 24.2% (it was down by 0.8% last month).

The inventory of available single-family homes increased from last month by 24 homes to 926 units for December. This is 18.1% less inventory than last December.  The current supply of homes is 4.6 months.  For January of last year, it was a 5.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

The Saint Lucie Count townhouses and condo real estate market had weaker sales activity for the third quarter of 2019 when compared to the same period last year.  Prices were also lower when compared to last year.   The inventory was up, but only slightly. This segment of the Saint Lucie County real estate is currently just about in a balanced market. (A balanced market is one considered to have an absorption rate of 6 to 7 months.)

The St Lucie County Townhouse and Condo Sales for 2019 had slower sales activity when compared to 2018.  Year to year closed sales were down by 9.9% as compared to 2018 which saw an increase of 1.1% and new sales under contract (new pending sales) decreased by 4.7% (2018 saw an decrease of 1.7%).

Prices were mixed when compared to last year. The median sales price increased by 2.1% as compared to the 4.0% rise last year. The average sales price was down by 3.2% as compared to the 6.3% increase in 2018.

Inventory increased by 5.1% as compared to 2018’s increase of 7.4%. While the monthly supply of inventory increased to 5.9 months as compared to 5.4 months for 2018.  Still a seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

St Lucie County Single Family Home Sales 2019 Yearly Review

The St Lucie County Single Family Home Sales for 2019 as reported by Florida Realtors indicates that Saint Lucie County had stronger market activity for single family home sales throughout the year of 2019 when compared to 2018.   Year to year closed sales were up by 6.7% (were down by 0.6% in 2018) and new sales under contract (new pending sales) increased by 6.1% (were down by 1.5% in 2018).

Both median and average sales prices were up for 2019 by 5.9% and 4.0% respectively.   Showing solid gains in value, but not quite as strong as last year.  These numbers were 7.3% and 7.1% respectively in 2018.

The inventory of available homes for sale decreased by 9.3% from 2018 (When there was an 20.8% decrease).  While the monthly supply of homes decreased to 3.5 months from 4.2 months for 2018.  Remaining in a strong seller’s market in Saint Lucie County.

The Martin County Townhouse and Condo Sales for 2019 showed reduced sales activity when compared to 2018.   Year to year closed sales were down by 9.6% as compared to 2018 which were up by 1.5% and new sales under contract (new pending sales) decreased by 8.2% (2018 saw a decrease of 2.7%).

Both median and average sales prices were up (year to year) by 6.7% and 8.5% respectively (2018 numbers were 6.4% and 6.4%).  A little bit stronger than the increases of last year.

Inventory decreased by 8.8% as compared to the 2018’s decrease of 11.4%. And the supply of inventory rose to 4.2 months as compared to 3.5 months for 2018.  Even a stronger seller’s market for Martin County townhouses and condos.

The Martin County Single Family Home Sales for 2019 as reported by Florida Realtors showed slightly weaker sales activity when compared to 2018 for the Martin County single-family housing market.   Year to year closed sales were down by 0.2% (were down by 2.0% in 2018) and new sales under contract (new pending sales) increased by 2.6% (was down by 7.1% in 2018).

Both median and average sales prices continued to rise (2018 to 2019) by 3.1% and 1.1% respectively.  This rate while positive is not as high as last year which was 5.2% and 3.5% respectively in 2018.

The inventory of available homes for sale decreased by 4.8% from 2018.  While the monthly supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The inventory of available townhouses and condos increased by 9 units to 382 properties.  This is an 8.8% larger inventory then we had in December 2018.  Currently, there’s a 4.2 months supply of inventory (compared to 3.5 months for December 2018).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes December 2019 Market Report had a second consecutive strong month of sales activity when compared to last year.  Closed sales were up by 18.3% from last month (were up by 27.0% in November).  While new pending sales decreased by 7.0% as compared to December 2018 (they increased by 10.7% in November).

Prices were down for December (2’nd month in a row.)  The median sales price was down by 4.3% from last year (it was down by 6.6% in November) while the average sales price decreased by 0.8% (it was down by 0.7% last month).

The inventory of available single-family homes increased from last month by 38 homes to 902 units for December, this is 4.8% less inventory than last December.  The current supply of homes is 4.5 months.  For December of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
