Foxwood Stuart FL February 2015 Market Update
As of Feb 2015, there are two homes on the market in the Foxwood equestrian community in Stuart, FL. The list prices are $449,900 and $549,900 for an average of $499,900 and this equals $178.74 per sq. ft. of living area. Both of these are conventional sales.
There are no pending sales awaiting settlement at this time.
In the past 12 months there were three sales in this western Stuart community. Sales prices ranged from $360,000 to $435,000 for an average of $398.666 which equals $146.39 per sq. ft. of living area. These sales averaged a 94% list to sales ratio and none of these homes were in a distressed sales situation.
Foxwood is located just west of I-95 on Pratt and Whitney road in Western Stuart Florida. It consists of 109 home sites that are all 2 acres or larger. Horses are permitted with a zoning of one horse per acre. Foxwood was designed with Florida’s natural environment in mind. Every Foxwood home is custom built with the residents encouraged to keep some natural habitat in place. Recently, a rare Florida Panther was seen going through Foxwood.
Association fees are a very reasonable $450 per year. These fees cover maintenance of the private roads, sanitation and management fees. Construction of homes in Foxwood began in 1978. Four phase of development ended with the last phase commencing in 1990. Most lots have been developed with just a handful of vacant lots left of which currently none are available for sale (as of this writing).
Foxwood is located less than a mile from the ‘A’ Rated South Fork High School with easy access to Palm Beach County and only 15 minutes to downtown Stuart and the pristine beaches of Martin County.
A perfect place to call home for those who desire some room to roam yet be close to shopping, restaurants and other urban areas.
