One enters the Southwood subdivision through a long private drive.  Currently, this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area of to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

The Stuart FL 34994 Condo market had a small increase in sales while little or no other significant changes. One of the few segments where inventory is below last year’s numbers.

The absorption rate for February dropped to 5.7 months compared to last month’s 6.7 months.  Back into a seller’s market after one month of a balanced market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 125 active listings, 55 pending sales, and 28 closed sales.  There was better sales activity last year on a greater inventory of homes for sale.
