     The absorption rate dropped to 3.1 months in June from 4.3 months for May.  A strong sellers market for the 34997 zip code area of Stuart condos. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The June 2015 numbers were: 35 active listings, 19 pending sales and 17 closed sales.  Better volume this year with more than double the inventory as well.

     The Stuart FL condo market for zip code 34997 for May showed a nice increase in closed sales and continued strong pending sales activity which should be good for future closed sales activity.  The inventory remained unchanged.
     The one month absorption rate went down to 4.3 months from 4.4 months for April.  Still a sellers market for the 34997 zip code area of Stuart condos. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The May 2015 numbers were: 45 active listings, 21 pending sales and 22 closed sales.  Weaker closed sales this year while pending sales are considerably better.  This segment of the Stuart market is the only one with a considerably higher inventory this year as compared to 2015.

     The one month absorption rate jumped to 4.4 months from 3.6 months for March.  Still a sellers market though drifting towards more of a balanced market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The April 2015 numbers were: 43 active listings, 30 pending sales and 18 closed sales.  One of the few segments of the Martin County real estate market with a higher inventory this year as compared to last.  Consequently we should have better sales volume, but alas, it was stronger last year.

As of may 2016, there are 6 active listings for River Pines townhomes for sale in Stuart, FL.  Prices range from $129,900 to $149,900 which equals to an average list price of $143,883 or $111.71 per sq. ft. of living area.

There are 6 River Pines town homes under contract awaiting sale.  List prices are from $89,000 to $154,900 for an average list price of $123,250 or $102.47 per sq. ft. of living area.  These properties averaged 89 days on the market prior to going under contract.

In the past 12 months, 23 townhouses have sold in River Pines with sales prices ranging from$95,000 to $147,000 which equals to an average sales price of $120,261 or $93.37 per sq. ft. of living area.  These townhomes have been on the market for an average of 43 days prior to going under contract and sold for 95% of the last list price.

Located just off the Intracoastal Waterway off of Cove Road in Stuart is the River Pines community. 396 private residences in quad style town-homes.   This community was built in 1981 and 1982 and all homes are 1288 sq. ft. of living area with 2 bedrooms and 2 and ½ baths. There are large private courtyards for each home, some of which the residents have enclosed for added living area.

There are currently 5 homes for sale in Legacy Cove in Stuart, FL.  Listing prices range from $319,900 to $475,000 for an average listing price of $404,580 or a price per square foot of living area of $161.49.

There are three homes currently under contract awaiting settlement.  The list prices range from $329,000 to $399,000 or $159.21 per sq. ft. of living area.  These homes averaged 24 days on the market prior to going under contract.

In the past 12 months, 7 homes have sold in Legacy Cove with sales prices ranging from $260,000 to $482,000 for an average sales price of $337,357 or $148.27 per sq. ft. of living area.  These sales averaged 95% of list price and went under contract in an average of 55 days after going on the market.

The March 2015 numbers were: 43 active listings, 31 pending sales and 15 closed sales.  One of the few segments of the Martin County real estate market with a higher inventory this year as compared to last.  And, because of this, there’s better activity as well.

     The Stuart FL condo market for zip code 34997 started off 2016 with a slow start.  Slightly better numbers for the second month of 2016, but still not nearly as strong as last year.  Plenty of room for improvement!
     The one month absorption rate jumped to 8.7 months from 3 months for January.  Back into a buyers market after last months very strong sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The February 2014 numbers were: 44 active listings, 250 pending sales and 13 closed sales.  Better activity last year even with considerably lower inventory in 2015.  One of the few areas of Martin County with significantly more inventory this year when compared to last year.

     The one month absorption rate plunged to 3 months from 9.9 months for December.  Back into a buyers market after last months sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The January 2014 numbers were: 44 active listings, 17 pending sales and 11 closed sales.  Unfortunately, with a growing inventory this year as compared to 2015, sales activity did not come even close to last year, though this years pending activity is stronger.
