There are 6 condos currently for sale in the Kingswood condo community of Stuart FL.  Listing prices are from$55,000 to $107,900 for an average list price of $82,533 which equals $75.74 per sq. ft. of living area.

There are currently 2 condos under contract with list prices of $89,0000 and $99,900 for an average list price for these pending sales of $94,450 or $89.13 per sq. ft. of living area.  These two condos averaged 49 days on the market before going under contract.

There are 10 homes on the market in Summerfield ranging in listing price from $321,900 to $589,900 for an average of $419,366 which equals $186.29 per square foot of living area.  As of July 24, 2016 these homes will have been on the market for an average of 75 days.

There are 4 homes under contract (pending) awaiting their closing. Listing prices are from $300,249 to $372,490 for an average of $342,910 which equates to $156.03 per square foot of living area.  These homes averaged 57 days on the market before going under contract.

     The one month absorption rate went down to 4.3 months from 4.4 months for April.  Still a sellers market for the 34997 zip code area of Stuart condos. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The May 2015 numbers were: 45 active listings, 21 pending sales and 22 closed sales.  Weaker closed sales this year while pending sales are considerably better.  This segment of the Stuart market is the only one with a considerably higher inventory this year as compared to 2015.

     The Stuart FL condo market for zip code 34997 for April had fewer sales than the previous month while also continuing a reduction in inventory, while pending sales remained moderate.
     The one month absorption rate jumped to 4.4 months from 3.6 months for March.  Still a sellers market though drifting towards more of a balanced market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The April 2015 numbers were: 43 active listings, 30 pending sales and 18 closed sales.  One of the few segments of the Martin County real estate market with a higher inventory this year as compared to last.  Consequently we should have better sales volume, but alas, it was stronger last year.
