This community offers deep water docks that are just west of the Roosevelt Bridge. There is a large heated pool as well as a clubhouse with a kitchen, a billiard room as well as a common area member’s room. These condos are located next to the City of Stuart docks and mooring fields.

The condo fees include basic cable TV, landscape/lawn, manager, recreation facilities, roof repair, trash and water, and sewer fees. Up to two large pets are permitted for each unit and rentals are allowed with some restrictions.

These Edgewater Villas Condos are very conveniently located and residents can easily walk to downtown Stuart as well as shops, restaurants, and supermarkets on US-1 (Federal Hwy).

The boat ramp and the docks are in a highly desirable location. They are only about a mile from the open waters of the Atlantic Ocean through the Saint Lucie Inlet.  Fishermen in this community love the fact that they can cast their lines in deep water just minutes after leaving the dock or ramp.

There are just over 170 homes belonging to the association.  Homes were first built in this community in 1959; the latest home was just completed in 2014. This neighborhood includes homes of all styles and sizes. They range from 5-bedroom, 4-bathroom homes on almost a half-acre down to under 1,000 sq. ft., 2-bedroom, 1-bathroom homes on under a quarter of an acre lots.

Two Estuary homes are currently available for sale. List prices are $500,000 and $549,000. This is an average list price of $524,500 which equals $282.92 per sq. ft. of living space.

No Estuary homes are currently under contract and one has sold in the past 12 months for $490,000. It was on the market for 116 days before going under contract and sold for 98% of list price.

Condos

Three Estuary condos are currently for sale. The list prices range from $265,000 to $419,000, which is $299.62 per sq. ft. of living area.
