Comparing the results to December 2018, the inventory was 50 homes on the market, 10 pending sales and there were 6 closed sales.  Considerably greater inventory this year with fewer sales, but better-pending activity.

The absorption rate jumped to 34 months, in October it was 8.1 months.  An extreme buyers market for Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November 2017, the inventory was 47 homes on the market, 9 pending sales and there were 10 closed sales.  Much stronger activity on a smaller inventory of available homes last year.

The October 2017 numbers were:  347 active listings, 126 pending sales, and 66 closed sales. Pretty similar activity when compared to last year.  Closed sales were a little better this year while pending sales were higher last year.
