After three straight months of increasing closed sales for the 34994 ZIP code area of the Stuart, Florida, May saw a decrease of 5 closed sales.  Pending sales which were off last month rebounded nicely, indicating a good possibility of increased closed sales in the coming months.  Unfortunately, the inventory continues to shrink making for less potential home sales for the future.

The one month absorption rate for the 34994 zip code for May increased to 7.3 months from last months 4.9 months.  A  shift back into a buyers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The May 2012 numbers were 56 Active Listings, 42 pending sales and 9 closed sales.   Considering the increased inventory this year as compared to 2013, market activity is not quite as robust.

The Sewalls Point single family homes market activity for May 2014 is basically unchanged from April with the exception of one additional pending sale.   Activity is slow, but steady.  Sewalls point is a desirable location for families and it will be interesting to see if we have increased activity prior to the next school year.

The absorption rate is currently 11.6 months unchanged from last month and with plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 4 months now, as activity for this community has slowed this year.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May of 2013, the inventory was 58 homes on the market, 17 pending sales and there were 7 closed sales.  Better activity, if only slightly, last year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for April had excellent market activity across the board.  Please disregard the apparent large inventory decrease for this month as the Realtor Association of Martin County has changed their area definitions, hopefully we will get this sorted out for next month.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 decreased to 5.4 months (7.8 months in March).  Back into a sellers market for Hobe Sound, which is where we were for most of 2013.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for April 2013 were:  2227 active listings, 106 pending sales and 51 closed sales.  Better overall activity last year.

The April 2014 Jensen Beach residential real estate market, zip code 34957 had excellent closed activity for the month.  Unfortunately pending sales dropped, which way be an indication of some future weakness in the number of sales.  Inventory increased for the first time in three months, which will hopefully spur demand from buyers as there’s a greater selection to choose from.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 3.4 months (4.3 months in March).  Continuing a very strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The April 2012 numbers were: 116 active listings, 84 pending sales and 32 home sales closed.   Better activity, if only slightly, this year as compared to April 2013.

April saw a good improvement for closed sales for the Palm City FL real estate market for zip code 34990.  Unfortunately both pending sales and the inventory declined.  This is a pretty strong indication of slower activity for the future.  Though, this segment of the Martin County condo market is fairly small as most Palm City real estate is residential single family homes, so there is not that much of a correlation to the ‘bigger picture’ from this segment of our market.

The current absorption rate for condos in the 34990 zip code area zoomed to 7.6  months (was 57 months in March).   A buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The April 2012 numbers were: 58 active listings, 14 pending sales and 7 closed sales.   Slightly better activity for last year.

Wow! After two slow months to start the 2014 market, the Palm City home market (zip code 34990) improved in March and then went off the charts nearly doubling the number of closed sales for April.  Pending sales had a small decrease, but this is after a large increase last month.  Inventory increased slightly.
 
The current absorption rate plunged to 5.4 months from 9.1 months in March, putting the Palm City residential real estate market back into a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The April 2012 numbers were:  382 active listings, 186 pending sales and 76 closed sales.  Better closed sales this year, though when the inventory rise is factores in, the activity was better last year..

Other than lower closed volume for the 34996 zip code area of the Stuart Florida residential real estate market continues to improve, with both higher inventory and pending sales.  The pending sales figures should translate to greater closed volume in the coming months.

The one month absorption rate for the 34996 zip code area of Stuart Florida for April increased to 16.9 months as compared to March’s 10.8 months.  This is not a pretty picture for sellers, but can indicate some strong advantages to buyers interested in this part of Stuart.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for April of 2012 were: 172 active listings, 57 pending sales and 18 closed sales.   Better numbers all around, last year. Though it appears that the 34996 area of Stuart is poised for a god summer.

After a very strong March, the Stuart Florida Market for ZIP Code 34997 showed some easing with a large decrease in closed sales and a smaller decrease in pending sales.  The inventory also declined, now two months in a row.  While activity slowed, the fact is that this is still a balanced and healthy market and in very good shape.
 
The current one month absorption rate rose to 6.6  months (was 5.3 months for March).  Back into a balanced market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
The 2013 numbers for April, were: 325 active listings, 219 pending listings and 82 closed sales.  Considerably better activity last year, as rising prices and interest rates has cooled the market from last years very heated activity.

The Sewalls Point market activity for April 2014 continues to show some slow movement.   Closed sales were up by 1 home from last month, but unfortunately pending sales (a sign of future activity) were off.  The inventory also decreased fro April.

The absorption rate is currently 11.6 months compared to last months 15.3 months, a nice improvement, but still plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 3 months now, as activity for this community has slowed this year.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April 2013, the inventory was 61 homes on the market, 17 pending sales and there were 4 closed sales.  Basically very similar to last spring’s activity.

There are currently only 7 homes for sale (including new construction from D.R. Horton) in Legacy Cove in Stuart, FL.  Listing prices range from $265,000 to $459,000 for an average price per square foot of living area of $156.86.

There are 3 homes under contract awaiting settlement priced from $349,900 to $352,900 for an average of $142.93 per sq. ft. of living area.

In the past 12 months, 10 homes have sold with sales prices ranging from $240,000 to $405,729 at an average of $139.70 per sq. ft. of living area.

Legacy Cove in Stuart Florida is a gated lakeside community of 229 homes off of Cove Road in Stuart, Florida.  Legacy Cove consists of two sections. The first section of 142 homes called the Cove Isle development was mostly completed between 2004 and 2005.  The newer section, called the Cove Lakes development consists of 87 home sites with construction that began in 2007.  Some homes are yet to be completed in Cove lakes.

The March 2014 Jensen Beach residential real estate market, zip code 34957 showed a second strong month in a row with gains in activity for both pending and closed sales.   Inventory decreased for the second month in a row.  Pretty impressive results as some other zip code areas of Martin County are not doing quite as well as Jensen Beach.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 4.3  months (5.5 months in February).  A strong sellers market now exists in Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The March 2012 numbers were: 119 active listings, 86 pending sales and 25 home sales closed.   Fairly similar activity to last year, though the pending sales are stronger.  This may lead to continued strong sales in the coming months.

Other than an increase in pending sales, a pretty dismal March for the condo segment of the Palm City FL real estate market for zip code 34990.  Only 1 closed sale and a loss of all the gained inventory from last month.  But please keep in mind that this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area zoomed to 57  months (was 10.5 months in February).   An extreme buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The March 2012 numbers were: 63 active listings, 9 pending sales and 5 closed sales.   Better closed activity last year.  Hopefully this market will pick up for the spring.

After a slow two months to start the 2014 market, the Palm City home market (zip code 34990) appears to be picking up some steam.  Closed sales were off for the third month in a row, though only by 1 home for March.  Pending sales  had a large jump indicating a good possibility of increasing closed sales for the coming months.  Inventory decreased significantly, after numerous months of increases.
 
The current absorption rate decreased slightly to 9.1 months from 9.6 months in February, keeping the Palm City residential real estate market in a buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2012 numbers were:  390 active listings, 180 pending sales and 68 closed sales.  Still not as good as last year’s activity.

2014 has started out as a bit of a see saw ride for the 34996 zip code area of the Stuart Florida residential real estate market, After a strong January, then a very weak February, March saw some gains coming back into the market.  All indexes measured moved up this past month.

The one month absorption rate for the 34996 zip code area of Stuart Florida for March decreased to 10.8 months as compared to February’s 25.2 months.  Still a buyers market for the 34996 zip code area of Stuart, though considerably better than last month.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for March of 2012 were: 175 active listings, 55 pending sales and 14 closed sales.   This area still has a lower inventory than last year (which is becoming the exception for Martin County).  Even with that considered, very slightly stronger activity this year.

The Stuart Florida Market for ZIP Code 34997 continues to show much improved activity after a slow start to the year.  Inventory remained fairly stable (actually a small decrease in the past two months) while both the pending and closed numbers showed increases for the second month in a row.
 
The current one month absorption rate rose to 5.3  months (was 6.7 months for February).   Now a sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2013 numbers for March, were: 344 active listings, 220 pending listings and 82 closed sales.  Inventory is considerably higher this year, as were the closed sales.  Though, last years pending sales were stronger, and with less available homes.

After a very slow February, the Sewalls Point market activity for March 2014 is showing some good improvement.   While we had only 4 closed sales, it’s still much better than the single closed sale for February. Additionally, with 17 pending sales, it appears that closed sales should do much better in the coming months.  Active inventory rose by only 1 home.

The absorption rate is currently 15.3 months compared to last months 60 months, a nice improvement, but still plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 2 months.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March 2013, the inventory was 57 homes on the market, 15 pending sales and there were 5 closed sales.  Marginally better activity last year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for February had a disappointing decrease in closed sales, though all other indications are positive for the future.  Especially a good increase in pending sales.  The inventory remained basically unchanged.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 11.1 months (6.8 months in January).  Slipping back into a buyers market (though I believe this is just temporary).  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for February 2013 were:  244 active listings, 109 pending sales and 28 closed sales.  Interestingly with a sizable increase in inventory for 2014, numbers are very similar to last year.  This is an indication of a somewhat weaker market activity for this year.

The February 2014 Jensen Beach residential real estate market, zip code 34957 showed good gains in activity for both pending and closed sales.   Inventory took a slight drop, but this is more a result of active listings going under contract rather than a real decrease.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 5.5  months (7.5 months in January).  Once again, back into a sellers market in Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The February 2012 numbers were: 103 active listings, 87 pending sales and 17 home sales closed.   Compared to 2013, the Jensen beach single family market is performing better.

An improving market for the condo segment of the Palm City FL real estate market for zip code 34990. All activity moved in a positive direction in February.  But please keep in mind that this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area dropped to 10.5 months (was 29 months in January).   A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The February 2012 numbers were: 69 active listings, 7 pending sales and 4 closed sales.   Very similar activity as compared to last year.
