July activity for the 34994 ZIP code area of the Stuart, Florida showed continued positive results with increased closed sales.  There was a small increase in inventory, which will hopefuly continue as a greater number of available homes for sale will give prospective buyers more of a selection.

The one month absorption rate for the 34994 zip code for July decreased to 4.9 months from last months 5.5 months.  July was a strong sellers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The July 2013 numbers were 55 Active Listings, 29 pending sales and 15 closed sales.   Very similar sales figures for this year, however there was considerably less inventory for the same results for last year.

The Sewalls Point single family homes market activity for July 2014 had the same number of closed sales as in June (and May).  The pending numbers rose slightly, while the available inventory is down for the third month in a row.  Activity for the Sewalls Point market has increased, though the decrease in inventory could be troubling for future sales.

The absorption rate is currently 9.6 months better than last months 10.6 but still of room for improvement. It’s not unusual to see a somewhat higher absorption rate for Sewalls Point as we are dealing with generally higher valued properties that can take a bit longer to sell on average.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July of 2013, the inventory was 47 homes on the market, 7 pending sales and there were 3 closed sales.  Much better results for July of 2014.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 4.9 months (2.7 months in May).  Still a strong sellers market for Jensen Beach home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The June 2012 numbers were: 112 active listings, 75 pending sales and 31 home sales closed.  Last years activity was still better for Jensen Beach.  This is a hot segment of the Martin County residential real estate market.

A second very weak month for the Palm City FL 34990 condo real estate market.  The inventory rose while both pending and closed sales declined.  The Palm City condo market is quite small and inferences into the more general condo market should not be made.

The current absorption rate for condos in the 34990 zip code area rose to 18.7 months (was 13 months in May).   A strong buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The June 2012 numbers were: 54 active listings, 14 pending sales and 8 closed sales.   Much better activity in 2013.  Hopefully, this segment of the Martin County FL real estate market will strengthen soon.

      The Stuart Florida Residential Market for ZIP Code 34997 has been one of the hottest areas for Martin County residential sales.  Unfortunately, June saw a little decrease in activity with 27 fewer sales from the previous month.  Though, pending sales increased which is a good indicator for strong future sales.  Inventory was down by a fairly significant number making fewer options available for buyers of single family homes in the Stuart area.
 
 
     The current one month absorption rate rose to 4.8 months (was 3.9 months for May).  A sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
 
     The 2013 numbers for June, were: 332 active listings, 172 pending listings and 68 closed sales.  This segment of the Stuart residential market has a dramatic increase in inventory when compared to last year.  Considerably stronger activity in this segment of the Stuart residential real estate market.

Comparing the results to June of 2013, the inventory was 52 homes on the market, 10 pending sales and there were 8 closed sales.  Better closed activity in 2013.  Other parameters are mostly unchanged.

Pinecrest Lakes in Jensen Beach, Florida was first developed in the late 70’s and early 80’s during a time when the Martin County Commissioners were notoriously stringent and restrictive about new developments in the area.  Consequently this community has a distinctive feel and flavor.  All homes are on at least a 1/2 acre lot with many on larger 1 to 2 acre lots.  None of the homes are identical and all types of construction and paint schemes are allowed.

Pinecrest Lakes is located south of NE Jensen Beach Boulevard and just east of the new Green River parkway.  Residents enjoy wide winding streets with sidewalks, street lights, underground utilities and public water.  Community features include tot lots, parks, lakes and tennis courts.

Pinecrest Lakes is located in Martin County‘s “A” rated school district.  The local public elementary school, Jensen Beach Elementary School, is less than a mile away, within easy walking and biking distance for students.  Students also attend Stuart Middle School in Stuart and Jensen Beach High School located approximately 1 mile northwest of the community on NE Jensen Beach Boulevard.

Pinecrest Lakes is also about 1 mile to the east of the Treasure Coast Square Mall, Martin County’s main shopping center. Residents are a short ride away from the beautiful beaches on Hutchinson Island, historic downtown Jensen Beach, Indian Riverside Park as well as numerous boat ramps and marinas that serve the vast boating resources available in Martin County.

The numbers for May 2013 were:  228 active listings, 105 pending sales and 50 closed sales.   Not as robust a sellers market as it was in 2013, but still very good activity.

The May 2012 numbers were: 103 active listings, 76 pending sales and 27 home sales closed.   Considerably stronger closed sales this year as compared to 2013.  I don’t believe this level of activity is sustainable in Jensen Beach, as I’m expecting a gradual move back towards a balanced market in the coming months.

Unfortunately closed sales were off for may 2014 in the Palm City FL 34990 condo real estate market.  Pending sales were up and inventory was down.  The Palm City condo market is quite small and inferences into the more general condo market should not be made.

The current absorption rate for condos in the 34990 zip code area rose to 13  months (was 7.6 months in April).   A buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The May 2012 numbers were: 52 active listings, 16 pending sales and 3 closed sales.   Similar numbers to last year, but the decrease in pending sales this year is a note for concern for future activity.

A solid month for the Palm City FL 34990 residential real estate market.  Not quite as strong as the very active April that we had, but good activity none the less.  Closed sales were off from April, but remained at a strong level and pending sales rose indicating a potential for good future activity.  The inventory declined slightly.
 
The current absorption rate increased to 6.1 months from 5.4 months in April, putting the Palm City residential real estate market back into a balanced market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The May 2012 numbers were:  391 active listings, 167 pending sales and 77 closed sales.  When the increased inventory is figured in, numbers are very similar to last years excellent activity.

The Stuart Florida Residential Market for ZIP Code 34997 had a very strong May with a large increase in closed sales and another bump in active inventory.  The one potential disturbing number is a large drop in pending sales.  A potential for less sales in the near future.
 
The current one month absorption rate dipped to 3.9 months (was 6.6 months for April).  A strong sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
The 2013 numbers for May, were: 298 active listings, 190 pending listings and 84 closed sales.  This segment of the Stuart residential market has a dramatic increase in inventory when compared to last year.  Hence, activity is also considerably higher.

The one month absorption rate for the 34996 zip code area of Stuart Florida for May decreased to 9.4 months as compared to April’s 16.9 months.  Still a buyers market, but much better than the April number.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for May of 2012 were: 161 active listings, 55 pending sales and 19 closed sales.   This segment of the Stuart market continues to lag behind the results from 2013.
