      The Stuart Florida Residential Market for ZIP Code 34997 remains one of the strongest local markets.  For September we had a very welcome increase in inventory that should help maintain strong sales numbers for the foreseeable future.
     The current one month absorption rate increased slightly to 3.4  months (was 3.1 months for August).  Most of this increase is due to the stronger inventory numbers and we still remain in a very strong seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for September, were: 351 active listings, 154 pending listings and 87 closed sales.  With the reduced inventory of this year, we are starting to fall behind as compared to last year’s inventory.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for September.  As we head into the off season for condo sales, this segment of the Stuart condo market has seen some very strong activity, though the greatly reduced active inventory is cause for some serious concern.  This will impact future numbers if we don’t see more units come on the market soon.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 2.6 months from August’s 3.9 months.  Continuing as a very strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2014 were: 147 active listings, 37 pending sales and 28 closed sales.  Stronger activity this year as compared to last with significantly less inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We are down to only 2 active listings in the Hobe Sound.  Never before so low in modern times.  Yet, the sales and pending activity continue to be quite robust for the available units.

The current absorption rate is .67 months (Last month it was 3 months).  A first for us as I have never seen an absorption rate under one month in Martin County.  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that August not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2014 numbers were: 18 active listings, 1 pending sales and 2 closed sales.  Amazing that the activity is so much better this year with almost no inventory to speak of.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong even if activity has eased a bit for the past couple of months.  Of great concern to me is the greatly reduced inventory of available Hobe Sound homes for sale.  Buyers have a limited choice of available homes.  Anyone considering a move in the near future in Hobe Sound, please give me a call as you have some quite exciting options.

The numbers for August 2014 were:  242 active listings, 60 pending sales and 49 closed sales.  Better closed activity last year while our pending sales are better for this year.  All this with an inventory that is almost half of last year.  Quite impressive!

The Jensen Beach FL 34957 Residential Market eased for the second month in a row, yet this is still very much of a sellers market.  We’ve had two months of increasing inventory which is good news for buyers and the general health of this market.  Going into the holiday months, I expect sales activity to decrease until we get into our next season.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Last month’s rebound in the inventory was wiped out in August.  So we’re back to small numbers of available condos, though that didn;t do very much for the number of closed sales which was off for the month.

The current absorption rate for condos in the 34990 zip code area jumped to 13 months (was 10 months in August).   Now a strong buyer’s market. A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The August 2014 numbers were: 60 active listings, 4 pending sales and 4 closed sales.   Very similar activity levels as compared to last year with the exception of double the number of pending sales this year.

After a very strong July, the Palm City FL 34990 residential real estate market continues to show strong sales activity while the inventory of available homes for sale continues to decrease.  Prices continue their steady march higher so we’ll see if this is enough of an incentive to make potential sellers put their homes on the market in the coming months.  Though, I don’t anticipate any large movement until the end of the holiday season.
 The current absorption rate decreased slightly to to 4.8  months from 5.1 months in July.  Still a sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The August 2014 numbers were:  436 active listings, 145 pending sales and 76 closed sales.  Considering how much smaller inventory there is this year as compared to last, our market activity is better overall than it was in 2014.

The Stuart FL condo market for zip code 34997 slowed for the second month n a row.  While not totally unexpected as we head into the off season for condo sales, this was a fairly large decrease, especially when compared to the other zip codes we track for the Stuart condo market.
The one month absorption rate increased to 7.7 months from 3.8 months for July.  Big decrease into a buyers’ market.  Though I feel this will only be a temporary one.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The August 2014 numbers were: 55 active listings, 27 pending sales and 14 closed sales.   Better activity in 2014 for the 34997 zip code of Stuart for condo sales.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 3.9 months from July’s 5.8 months.  Back into a strong sellers’ market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2014 were: 149 active listings, 48 pending sales and 14 closed sales.  Pretty impressive activity this year, with better volume of both sales and pending sales at just about half the available inventory.

There are currently 8 homes actively listed in Hammock Creek in Palm City, Florida.  Prices range from $379,900 to $674,900.  The average list price is $533,575 at $156.28 per square foot of living area.

There are 4 homes currently under contract awaiting closing.  The list prices range from $314,900 to $560,000 at an average list price is $424,975 which is equal to $146.87 per square foot of living area.  These homes averaged 72 days from list date to being under contract.

In the past 12 months, 49 homes have sold in Hammock Creek.  Sales prices ranged from $305,000 to $570,000 with an average sales price of $411,181 or $143.81 per square foot of living area.  These homes went under contract in an average of 49 days and sold for 96% of lit price.

Hammock Creek is a lovely gated upscale neighborhood consisting of three separate sections, The Sanctuary, The Preserve, and The Estates. The community is centered around the Hammock Creek Golf Course, a Jack Nicklaus designed course. Homes in Hammock Creek consist of one and two stories with square footage ranging from 2000 to over 5000 square feet and prices starting in the low 300’s.Most of the homes sit on generous lots with a view of either the lake, preserve, or golf course.

There are wide paver sidewalks ideal for families who enjoy biking, walking, and jogging. Close to fine shopping, nice restaurants, immediate access to I-95 and the turnpike, and A Rated Palm City schools makes Hammock Creek one of Martin County’s premier neighborhoods.

Low HOA fees ranging from approximately $260 to $390 per month depending on which section one resides .

Depending on which section of Hammock Creek you are in HOA fees run from $285 to $485 per quarter.   The ‘A’ rated Martin County schools that children from Hammock Creek attend are the Palm City elementary, Hidden Oaks middle and Martin County high schools.

 The Jensen Beach FL 34957 Condo Market Report July 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Activity has been dropping in the Jensen Beach condo market.  Some of this decrease is due to the very low inventory levels we presently have and the rest due to the fact that summer is a slow season for our condo market.

The one month absorption rate for the July 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 8.3  months (from 6.2 months in June), back into a buyer’s market after many, many months of being a seller’s market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The July 2014 numbers were: 30 active listings, 13 pending sales and 1 condos closed.  Slightly better closed numbers this year.

The Jensen Beach FL 34957 Residential Market eased a little for July in sales activity.  Though it remains quite strong and we wouldn’t mind seeing a bit more inventory come on the market to make this activity a bit more sustainable for the future..  The Jensen Beach residential sales activity remains among the strongest of the County.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 3.1 months (was 2.6 months in June).  Remaining in a strong sellers market for Jensen Beach residential home sales.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The July 2014 numbers were: 104 active listings, 76 pending sales and 29 home sales closed.   One of our few areas in Martin County where the inventory this year exceeds last year’s.  Market activity for 2015 is also much better than last year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  It’s good to see a rebound in the inventory, though unfortunately both closed and pending sales were off this month.  Not unexpected as the condo market often slows down during the summer season.

The current absorption rate for condos in the 34990 zip code area declined to 10 months (was 6.4 months in August).   Back into a buyer’s market after last month’s balanced market. A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The July 2014 numbers were: 59 active listings, 6 pending sales and 1 closed sales.   Even though July was slower than June, it is still much better activity than for last July.
