This is a very family friendly neighborhood close to “A” rated schools, shopping and Florida’s Turnpike for commuters. There is a community pool and low HOA fees.

The Islesworth subdivision in Palm City is a very attractive neighborhood located in the heart of Palm City, FL in a non-gated community off of Route 714 (Martin Highway).  This was a Pulte community with 113 homes being built from 1996 through 1998.  Most homes are on spacious lots from just under to over ¼ acre sites.

Many homes enjoy serene water views as there are two smaller lakes in this community.  Both single and two-story homes with the vast majority being 4 bedroom homes though there are a number of 5 bedroom homes as well as a few 3 bedroom homes.  The current HOA fees are a very reasonable $463.00 per quarter.  The fees include maintenance and insurance of the common areas, roads, reserve funds, and basic cable TV.

Islesworth is right next door to Hidden Oaks Middle School and only a short bike ride to Palm City Elementary School.  Children in Islesworth go to Martin County High School which is approximately 5 miles away.

Close to grocery and other shopping as well as medical facilities and places of worship, Islesworth offers very easy access to most resident’s needs.  For those needing to commute, both Florida’s Turnpike and I-95 are both only a short distance away.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.  October had improved activity from last month.

The current absorption rate for condos in the 34990 zip is 12.8 months (was not available in September with 0 sales). This is an extreme buyer’s market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The October 2018 numbers were: 80 active listings, 3 pending sales, and 7 closed sales.  Very similar activity when compared to last year.

The Palm City FL, zip code 34990 residential real estate market had slightly weaker sales and pending sales activity when compared to last month but remains a very active segment of the Martin County single-family real estate market.
The monthly absorption rate dropped to 3.9 months from 3.5 months in September.  Remaining in a strong seller’s market for the Palm City zip code 34990 area, though approaching a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2018 numbers were:  357 active listings, 106 pending sales, and 73 closed sales.  Considerably stronger closed and pending sales this year on a significantly smaller inventory of available Palm City homes for sale.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.  September had zero sales.  This is the first time in my memory this has happened in this market.

The current absorption rate for condos in the 34990 zip is uncalcuable with zero sales for the month (was 26.7 months in August). This is an extreme buyer’s market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The September 2018 numbers were: 83 active listings, 5 pending sales, and 6 closed sales.  There was considerably better activity last year.
