“In Martin County, we closed out an incredible 3rd quarter where the median sale price of homes rose 8.2 percent to $304,000, and median days on market dropped to 38 days, down 38.7 percent compared to last year. Meanwhile, inventory continued to dry up, down nearly 25 percent to a supply of 4.5 months, which is great news for those who are contemplating selling. For prospective buyers, be aware that we are still firmly in a Seller’s market; however, new listings are up 5.3 percent year-over-year, and if this trend continues, we will find ourselves in a more balanced market. The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The current inventory doubled from last month, but it’s still only 4 active listings.  And, with no pending listings, I’m not expecting any great activity in the coming months until we get some more condos available for sale in Hobe Sound.

The current absorption rate is 1.3 months (Last month it was 1 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2014 numbers were: 19 active listings, 5 pending sales and 1 closed sales.  We actually have better closed sales for this year as compared to last year.  But with no inventory and no pending sales it doesn’t look very promising for the future.

 The Jensen Beach FL 34957 Condo Market Report October 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  It was good to see an increase in inventory, though it is still at historically low levels.  Activity remains quite strong.

The one month absorption rate for the October 2015, Jensen Beach Florida Market Report ZIP Code 34957 rose to 6  months (from 3.7 months in September), bringing this segment of the Martin County condo market back into a balanced one.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The October 2014 numbers were: 33 active listings, 14 pending sales and 3 condos closed.  Overall a slight improvement this year as compared to 2014.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  A fairly slow market for sales, though pending sales and activity did rise for October.

The current absorption rate for condos in the 34990 zip code area increased to 18 months (was 17.3 months in October).   Even greater buyer’s market than last month. A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The October 2014 numbers were: 58 active listings, 9 pending sales and 3 closed sales.   Very similar activity as last year.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida slid back a little for October as closed sales decreased.  Pending sales remain strong and I expect this segment of the Stuart real estate market to remain healthy for next year.

The one month absorption rate for the 34994 zip code for October decreased to 6.9 months from last months 4.8 months, seesawing back and forth for the past few months, now back into a buyers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The October 2014 numbers were 70 Active Listings, 36 pending sales and 8 closed sales.   Slightly better pending sales and an equal number of closed sales from last year, though there was greater inventory as well.

“Florida Realtors® reports a remarkable jump in Martin County’s average home price for the month of September to $437,996, up 40% from the previous year.  This surge in pricing can be attributed to the incredible increase in the number of properties that sold for over a million dollars; there were 14 to be exact, which is a 366% increase year-over-year. While our overall pace of sales remained typical for this time of year, our median days on market decreased 43%, leaving us with only a 4.5 months’ supply of inventory.  Prospective buyers and sellers may ask, will these trends continue?  Only time will tell, but snowfall has already been recorded up North, and local REALTORS® agree that nothing could be more beneficial to Martin County real estate sales than another brutal, northern winter.  So, if you’re buying or selling, be sure to enlist one of your local real estate professionals,” said John Slivon, Treasurer of the Realtors® Association of the Palm Beaches (RAPB).

September 2015 Monthly Market Detail Martin County Townhouses and Condos had a another slow month as compared to last year (as well as previous months).  Year to year closed sales were down by 13.6% (was down by 14.4% in August) and new sales under contract (new pending sales) were down by 17.4% from September 2014 (decreased by 17.5% in August).

The median sales price was up by 13.7% (was up by 33.2% in August) while the average sales price increased by 10.2% (was up by 22% in August) as compared to September of 2014.   Prices continue to go up as volume decreases, though at a reduced rate from last month.

The inventory of available townhouses and condos has increased by 5 units to 342 properties from last month, this is 33.5% less inventory than was available in September of 2014.  For September there was a 3.1 month supply of inventory (a 37.1% decrease from last year).  Continuing as a very strong sellers market for townhouses and condos in Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening here until after the holidays.

September 2015 Monthly Market Detail Martin County Single Family Homes

The September 2015 Monthly Market Detail Martin County Single Family Homes showed a second month of continued weakness when compared to last year for volume of sales.  Year to year closed sales were down by .5% (was down 8% in August). New pending sales decreased by 6.6% as compared to September of 2014 (decreased by 2.4% in August).

The median sales price was up by 7.1% from last year (up by 9.6% in August) while the average price increased by 40.5% (was up by 10% last month).  The lack of inventory is driving down the volume of sales while at the same time exerting tremendous upwards pressure on prices..

The inventory of available single family homes increased from last month by 54 homes to 1057 units this month, and this is still a 14% decrease from last September.  Current supply of homes is 4.5 months, for August of this year it was a 4.3 months supply. (This is a 24.7% decrease from last year). The Martin County single family real estate market remains a strong sellers market.  We are approaching our slower selling season for the upcoming holidays.  I am hoping to see the sales volume start increasing again as we seem to be slowly having some additional inventory additions.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We remain with only 2 active listings in the Hobe Sound.  It’s pretty incredible that there is as much activity as there is.

The current absorption rate is 1 months (Last month it was .67 months).  This absorption rate should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The September 2014 numbers were: 19 active listings, 1 pending sales and 2 closed sales.  Considering there are only 2 active listings this year 1/9th of what was available last year and we still have similar activity is pretty amazing.

 The Jensen Beach FL 34957 Condo Market Report September 2015 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Activity remains remarkably strong in Jensen Beach condos even though the inventory is now very, very low.  As we head into the slower months (historically), I’m hoping to see some more product come on the market.

The one month absorption rate for the September 2015, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 3.7  months (from 4.4 months in August), even a stronger sellers’ market than last month.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The one month absorption rate for the 34994 zip code for September decreased to 4.8 months from last months 5.8 months, back into a sellers market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The September 2014 numbers were 62 Active Listings, 40 pending sales and 20 closed sales.   Better activity last year, but also with greater inventory.
