Snug Harbor was the vision of a group of 10 Yachtsmen, many former Commodores of the Chicago Yacht Club back in 1943. They bought the land and platted the area in September 1944.  Then formed the Snug Harbor Corporation, which controlled the ownership of the lots.

In 1975 the deeds were distributed and/or sold to the current owners. A condominium form of ownership was established under the name of the Snug Harbor Yacht Club. The Martin County Townhouses and Condos market continues to show strong activity. Closed sales for the month were up by 38.9%.  They were up by 37.5% in September.  New sales under contract (new pending sales) were up by 21.9% from last month.  They were up by 82.4% for September.

Prices were also up for October.  The median sales price increased by 10.8% (was up by 24.6% last month). While the average sales price increased by 12.8% (was up by 21.1% in September).

The inventory of available townhouses and condos decreased by 13 units to 286 properties.  This is a 22.7% smaller inventory than we had in October 2019.  Currently, there’s a 3.0 months supply of inventory (compared to 4.1 months for October 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report continues to show strong activity. Closed sales were up by 34.0% from last month (were up by 27.9% in September).  While new pending sales increased by 36.9% as compared to last month when they increased by 24.0%.

Prices were also up for October.  The median sales price was up from last year by 9.3% (it was up by 4.9% in September) while the average sales price increased by a whopping 28.2% (it was up by 7.4% last month).

The inventory of available single-family homes decreased from last month by 31 homes to 507 homes for October. This is 43.5% less inventory than last October.  The current supply of homes is only 2.4 months.  For October of last year, it was a 4.6 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos market continues to show strong activity. The effects of the current pandemic seem to be pretty nonexistent. Closed sales for the month were up by 37.5%.  They were up by 31.3% in August.  New sales under contract (new pending sales) were up by 82.4% from last month.  They were up by 23.3% for August.

Prices were also up for September.  The median sales price increased by 24.6% (was up by 26.6% last month). While the average sales price increased by 21.1% (was up by 24.5% in August).

The inventory of available townhouses and condos decreased by 19 units to 299 properties.  This is a 10.7% smaller inventory than we had in September 2019.  Currently, there’s a 3.3 months supply of inventory (compared to 3.7 months for September 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report continues to show strong activity. The current Covid-19 pandemic is not having any effect other than depressing inventory. Closed sales were up by 27.9% from last month (were up by 24.6% in August).  While new pending sales increased by 41.0% as compared to last month when they increased by 24.0%.

Prices were also up for September.  The median sales price was up from last year by 4.9% (it was up by 15.2% in August) while the average sales price increased by a whopping 7.4% (it was up by 57.4% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 538 homes for September. This is 38.2% less inventory than last September.  The current supply of homes is 2.6 months.  For September of last year, it was a 4.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos market is now showing strong recovery from the effects of the current pandemic. Closed sales for the month were up by 31.3%.  They were up by 5.2% in July.  New sales under contract (new pending sales) were up by 23.3% from last month.  They were up by 34.7% for July.

Prices were also up for August.  The median sales price increased by 26.6% (was down by 5.6% last month). While the average sales price increased by 24.5% (was up by 7.4% in July).

The inventory of available townhouses and condos decreased by 47 units to 318 properties.  This is an 11.7% smaller inventory then we had in August 2019.  Currently, there’s a 3.6 months supply of inventory (compared to 3.9 months for August 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Closed sales were up by 24.6% from last month (were up by 42.6% in July).  While new pending sales increased by 24.0% as compared to last month when they increased by 32.1%.

Prices were also up for August.  The median sales price was up from last year by 15.2% (it was up by 6.7% in July) while the average sales price increased by a whopping 57.4% (it was up by 24.6% last month).

The inventory of available single-family homes decreased from last month by 120 homes to 559 homes for August. This is 41.0% less inventory than last August.  The current supply of homes is 2.8 months.  For August of last year, it was a 4.9 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
