This gated community of lakeside homes has 229 residences located just off Cove Road in Stuart, Florida.  Legacy Cove consists of two sections. The Martin County single-family home real estate market continued to show weaker sales activity when compared to last year. Prices were down for the quarter while the inventory continued to rise. Interest rates remain high, though they will soon start to come down. I expect sales to remain sluggish for the short term, though we remain in a seller’s market for Martin County single-family home sales.

Martin County Townhouses and Condos September 2024 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were down by 18.3%.  They were down by 29.8% in August.  New sales under contract (new pending sales) were up 8.7% from last year.  They were down by 19.0% in August.

Prices rose in September.  The median sales price increased by 5.3% (was down by 0.3% last month). And, the average sales price increased by 19.7% (was down by 10.2% in August).

The available townhouses and condos inventory increased by 13 units to 552 properties.  This is a 64.8% greater supply of inventory than we had in September 2023.  Currently, there’s a 6.9-month supply of inventory (compared to 3.8 months for September 2023).  We remain in a balanced market (Though the trajectory appears to be heading for a buyer’s market) for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes September 2024 Market Report

The Martin County Single Family Homes real estate market had a small increase in sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were up by 7.6% from last year (they were down by 6.1% in August). At the same time, new pending sales decreased by 23.8% compared to last year (which increased by 13.7% last month).

Prices were up for September when compared to last year.  The median sales price increased from last year by 3.9% (up by 0.4% in August) while the average sales price increased by 22.1% (down by 7.9% last month).

The inventory of available single-family homes increased by 29 homes to 742. This is a 61.0% greater inventory than last September.  The current supply of homes is 4.6 months.  For September of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were down by 29.8%.  They were down by 22.5% in July.  New sales under contract (new pending sales) were down 19.0% from last year.  They were down by 43.2% in July.

Prices were also down for August.  The median sales price decreased by 0.3% (was down by 2.9% last month). And, the average sales price decreased by 10.2% (was down by 13.3% in July).

The available townhouses and condos inventory decreased by 2 units to 539 properties.  This is an 85.2% greater supply of inventory than we had in August 2023.  Currently, there’s a 6.6-month supply of inventory (compared to 3.3 months for August 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Martin County Single Family Homes real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 6.1% from last year (they were up by 4.1% in July). At the same time, new pending sales increased by 13.7% compared to last year (which increased by 2.5% last month).

Prices were mixed for August when compared to last year.  The median sales price increased from last year by 0.4% (down by 6.6% in July) while the average sales price decreased by 7.9% (down by 31.0% last month).

The inventory of available single-family homes increased by 9 homes to 713. This is a 54.3% greater inventory than last August.  The current supply of homes is 4.4 months.  For August of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

The Martin County single-family home real estate market continued to show weaker sales activity when compared to last year. Prices were mixed for the quarter while the inventory continued to rise. Interest rates remain high, though they will soon start to come down. I expect sales to remain sluggish for the short term, though we remain in a seller’s market for Martin County single-family home sales.

There are currently 5 active listings in the North River Shores neighborhood of Stuart Florida in August 2024. The list prices range from $699,000 up to $6,950,000. This is an average list price of $2,314,800 which equals $550.21 per square foot of living area.

The area north of the Roosevelt Bridge to Britt Road and west of US 1 is sometimes loosely referred to as “North River Shores.” However, North River Shores and its companion neighborhoods of Cocoanut Point and North River Forest are distinct subdivisions as recorded in Martin County records.

Martin County Townhouses and Condos July 2024 Market Report

The Martin County Townhouses and Condos real estate market showed weaker sales activity when compared to last year. We continue to encounter headwinds of economic uncertainties and high mortgage rates. Closed sales for the month were down by 22.5%.  They were down by 23.9% in June.  New sales under contract (new pending sales) were down 43.2% from last year.  They were down by 13.1% in June.

Prices were also down for July.  The median sales price decreased by 2.9% (was down by 5.5% last month). And, the average sales price decreased by 13.3% (was down by 10.2% in June).

The available townhouses and condos inventory increased by 10 units to 541 properties.  This is a 93.2% greater supply of inventory than we had in July 2023.  Currently, there’s a 6.5-month supply of inventory (compared to 3.1 months for July 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Hunters Creek in Palm City FL is a gated community of 68 homes located off of Mapp Road just north of the Oak Ridge subdivision and across the road from Harbour Pointe.

Homes in Hunters Creek were first completed in 1990 and the last home was built in 2001. There are no more vacant lots left to be built as this community is fully matured and built out. All homes are custom built and range in size from over 3,800 sq. ft. of living area to just under 1,700. From 5-bedroom pool homes on over a ½ acre of land down to 3-bedroom homes on just over a quarter of an acre.

Martin County Single Family Homes July 2024 Market Report

The Martin County Single Family Homes Market Report showed slightly better sales activity when compared to last year. We continue to face economic uncertainties and high mortgage rates. Closed sales were up by 4.1% from last year (they were down by 6.2% in June). At the same time, new pending sales increased by 2.5% compared to last year (which increased by 8.3% last month).

Prices were lower for July when compared to last year.  The median sales price decreased from last year by 6.6% (up by 4.4% in June) while the average sales price decreased by 31.0% (up by 22.6% last month).

The inventory of available single-family homes decreased by 23 homes to 704. This is a 48.8% greater inventory than last July.  The current supply of homes is 4.3 months.  For July of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

For August 2024, 4 homes are listed for sale in the Foxwood community in Stuart FL. The list prices range from $925,000 up to $1,964,700. This is an average list price of $1,369,675 or $378.29 per sq. ft. of living space.

There are also no Foxwood homes currently under contract.

In the past 12 months, 2 Foxwood homes have sold in this much sought-after Stuart community.  Sales prices were $975,000 and $1,035,000.  This works out to an average sales price of $1,005,000 which equals $369.55 per sq. ft. of living area.  These sales took an average of 4 days on the market before going under contract.
