The Port Sewall area of Stuart FL lies just to the south of Sandsprit Park off of Saint Lucie Blvd.  This area comprises of some gorgeous multimillion-dollar waterfront properties that are tantalizingly close to the ocean via the Saint Lucie Inlet.  There are also some non-waterfront areas as well as two HOA communities with many varying styles and sizes of homes. For those areas of Port Sewall within the HOA boundaries, the fees (as of July 2020) are $105.00 a month and include trash service, maintenance of the common areas and recreational facilities and reserve funds.

Port Sewall Place off of Saint Lucie Blvd and Port Sewall Harbor and Tennis Club off of Jefferson St.  Though be advised that both communities are most often referred to as just Port Sewall.

Eventide is a small subdivision of only 16 homesites in North Stuart. It lies on the shores of the North Fork of the Saint Lucie River.  7 of these homes are on wide waterfront with ocean access docks. While the remaining 9 homes are located around a small lake in the center of this community. 

All of the homes sites are generously sized with at least ½ acre of land.  The first home was built in 1991 and the last one was completed in 2012.  Home sizes range from a 2,300 sq. ft. (living space) home with 3 bedrooms and 3 bathrooms up to an over 6,600 sq. ft. home with 8 bedrooms and 8 bathrooms with a 3 car garage.

There are no amenities for the HOA in Eventide, so the reasonable HOA fees cover the gate and the common area maintenance and insurance as of May 2020.

St Lucie County Townhouses and Condos June 2021 Market Report

The St Lucie County Townhouses and Condos market for June 2021 showed improved closed sales when compared to last year. Pending sales, however, are down, reflecting the overly low inventory that is currently available. This will most likely result in lower closed sales results in the coming months. Closed sales were up by 117.9% from last year (were up by 201.6% in May). New pending sales were down by 35.4% for June (they were up by 17.5% last month).

Prices continued to rise in June.  The median price increased by 27.6% from last year (was up by 9.4% in May) while the average sales price increased by 40.3% (was up by 7.1% in May).

The inventory of available townhouses and condos decreased by 6 units from last month to 218 residences. This is 55.4% less inventory than we had in June 2020. The current inventory supply is 1.5 months, as compared to 5.6 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.
