Florida Single Family Homes September 2021 Market Report

The Florida Single Family Home market activity was weaker than last September. Mostly because of the low inventory of available homes as well as the rapid appreciation of prices. Closed sales were down by 1.3% (were up by 0.2% in August). New sales under contract (new pending sales) were down by 6.1% (were down by 4.7% in August).

Prices, however, continued to rise.  The median sales price rose by 18.3% (it was up by 18.0% in August). And, the average sales price was up by 16.3% (it was up by 19.7% last month).

The inventory of available homes for sale decreased by 29.2% from last year.  This represents only a 1.3 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (September 2020 had a 2.2 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

There are 8 non-waterfront homes, though they have docks in the community marina which is just a short walk from these homes.  There is also a community RV/Boat storage area as well as a tennis court.  HOA fees as of October 2019 were under $300 per month and include central water and sewer service.

Pets are welcome as well as having the ability to rent these homes.  This is a gated community offering a high level of privacy on the shores of the Indian River.  Beach access is across A-1-A in a private and HOA owned beach area.

A newer Kolter community located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County ‘A’ rated schools.  Currently, these are the Jensen Beach Elementary school, Stuart Middle school, and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing, there are only two new homes available from the builder, but resale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single-story ranch-style designs to two-story homes and many have private pools.

Coral Point is a small community of only 20 homes located in Rocky Point just off the Manatee Pocket in Stuart FL.  This community had its first home built in 1986 and was mostly finished by 1993, though there have been a few homes with some extensive remodeling and could be considered brand new.
