For January 2025, There are 44 active listings in the Rocky Point community in Port Salerno in Stuart FL, including condos and homes.  List prices range from a low of $150,000 up to $5,600,000.  This is an average list price of $627,318 or $322.44 per square foot of living area.

Six Rocky Point homes and condos are under contract. List prices ranged from $219,000 up to $1,295,000.  This equals an average list price of $649,150 which is $366.95 per square foot of living space.  These properties averaged 111 days on the market before accepting a contract.

Rocky Point in Stuart, FL is a wonderful boating-oriented community located just off the Saint Lucie Inlet in beautiful Martin County Florida. Originally a fishing village because of its proximity to the Atlantic Ocean; Rocky Point is now a wonderful family community with a variety of different neighborhoods. Most of Rocky Point is still oriented towards fishermen and boaters with many of the neighborhoods having access to docks, marinas, and/or boat ramps. There is also a selection of some luxury waterfront homes with private docks located only a short few minutes cruise to the open Ocean via the Saint Lucie Inlet and within a day’s round trip to the Bahamas. All this in wonderful family-friendly neighborhoods within Martin County’s ‘A’ rated schools system.

Bordering Rocky Point to the north and west is the Manatee Pocket.  Home of the original Stuart Sailfish fleet (Stuart continues to proudly boast that it’s the ‘Sailfish Capital of the World’).  Now home to several Marinas, Charter fleets, the famous Chapman School of Seamanship, and quite a few excellent restaurants serving the freshest seafood from the Ocean straight to the kitchens daily.

One of the highlights of the year for Rocky Point is the Port Salerno Seafood Festival.  Held yearly in the winter, this free festival fills the streets of Historic Port Salerno.  In addition to serving up the area’s freshest and tastiest seafood, live music, community booths, arts & crafts, activities for the kids, pirates and more keep the entire family entertained the whole day. Admission is FREE, though attendees are asked to bring canned goods in exchange for zero admission to benefit from a food drive for local food banks.

Rocky Point Estates is an HOA community in the eastern middle of Rocky Point.  Homes on Orange St, Nassau Ter., and the north side of Matousek St. had the opportunity to join this HOA when it was developed.  For a very reasonable sum, members have access to a large park with a boat ramp and picnic grounds available for their exclusive use.  In addition, there’s a 29-slip marina suitable for boats up to 30’ in length.  These docks can only be owned (or leased) by members in good standing within the Rocky Point Estates HOA community.  Individuals within Rocky Point Estates have the option to sell or trade docks within the community.

This neighborhood includes homes of all styles and sizes. Coral Point is a small community of only 20 homes located in Rocky Point just off the Manatee Pocket in Stuart FL.  This community had its first home built in 1986 and was mostly finished by 1993, though there have been a few homes with some extensive remodeling that could be considered brand new.

There are a number of wide waterfront homes in Coral Point with quick access to the Atlantic Ocean as this community lies only a mile or two from the inlet.  For those, not on the water there’s a community day dock and fishing pier with excellent fishing for snook or so the residents inform me.

Originally developed by Lloyd Dutcher in the early 1980s this is a premier waterfront subdivision enjoying the many wonderful amenities of Hutchinson Island in Martin County.  Only minutes to the Saint Lucie inlet and the sparkling Atlantic Ocean by boat, with easy access to the Bahamas or through the Okeechobee waterway through the heart of Florida to the Gulf of Mexico by boat.  This is a true boater’s paradise.  Abundant fishing is just off the dock or just go a few minutes further for some deep-sea fishing and adventure.

Joes Point has 56 home sites (3 are vacant lots at this writing) of which most are waterfront with private docks and sweeping water views of the Intracoastal Waterway (Indian River). There are 8 non-waterfront homes, though they have docks in the community marina which is just a short walk from these homes.  There is also a community RV/Boat storage area as well as a tennis court.  HOA fees as of October 2019 were under $300 per month and include central water and sewer service.

Pets are welcome as well as having the ability to rent these homes.  This is a gated community offering a high level of privacy on the shores of the Indian River.  Beach access is across A-1-A in a private and HOA-owned beach area.
