After a very strong July, the Palm City FL 34990 residential real estate market continues to show strong sales activity while the inventory of available homes for sale continues to decrease.  Prices continue their steady march higher so we’ll see if this is enough of an incentive to make potential sellers put their homes on the market in the coming months.  Though, I don’t anticipate any large movement until the end of the holiday season.
 The current absorption rate decreased slightly to to 4.8  months from 5.1 months in July.  Still a sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The August 2014 numbers were:  436 active listings, 145 pending sales and 76 closed sales.  Considering how much smaller inventory there is this year as compared to last, our market activity is better overall than it was in 2014.

There are currently 35 homes available to purchase in the Tesoro Club of Port St Lucie FL.  List prices range from $289,900 to $1,900,000 for an average list price of $781,674 or $212.70 per sq. ft. of living area.

There are 3 homes under contract awaiting settlement.  List prices are $305,00 to $524,115 for an average of $447,671 which equals $129.80 per sq. ft. of living area.  These homes were on the market an average of 192 days prior to going under contract.

In the past 12 months there have been 12 sales in Tesoro.  Sales prices ranged from $330,000 up to $918,450 for an average sales price of $691,668 or a sales price per sq. ft. pf living area of $163.54.  These homes sold at an average of 88% of list price and were on the market for 123 days prior to going under contract.

The Stuart FL condo market for zip code 34997 slowed for the second month n a row.  While not totally unexpected as we head into the off season for condo sales, this was a fairly large decrease, especially when compared to the other zip codes we track for the Stuart condo market.
The one month absorption rate increased to 7.7 months from 3.8 months for July.  Big decrease into a buyers’ market.  Though I feel this will only be a temporary one.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The August 2014 numbers were: 55 active listings, 27 pending sales and 14 closed sales.   Better activity in 2014 for the 34997 zip code of Stuart for condo sales.

      The Stuart Florida Residential Market for ZIP Code 34997 remains one of the strongest local markets.  The good news is that the inventory actually rose this month after many, many months of declines.  Activity did slow some, but this is still a super hot segment and still a sellers market.
     The current one month absorption rate increased to 3.1  months (was 2.8 months for July).  Remaining in a very strong seller’s market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for August, were: 351 active listings, 171 pending listings and 95 closed sales.  With the reduced inventory of this year, we are starting to fall behind as compared to last year’s inventory.

The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for August.  Both closed and pending sales increased while the level of inventory decreases to very low numbers.  This level of activity will be unsustainable if the inventory doesn’t rise soon.  This is good news for sellers as the prices continue to rise and demand seems to be strong.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 3.9 months from July’s 5.8 months.  Back into a strong sellers’ market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2014 were: 149 active listings, 48 pending sales and 14 closed sales.  Pretty impressive activity this year, with better volume of both sales and pending sales at just about half the available inventory.

The one month absorption rate for the 34996 zip code area of Stuart Florida for August continued its decrease to 9.8 months as compared to July’s atrocious 12.3 months.  Still a strong buyers market for this section of Martin County.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for August of 2014 were: 155 active listings, 28 pending sales and 13 closed sales.  Even with our current reduced inventory, sales activity was better for this year than last.

The Stuart FL 34994 Condo market while still active is showing reduced activity as we head into the off season.  The low inventory levels is quite apparent and I’m hoping this will reverse in the coming months or at latest by early next year.

The one month absorption rate increased to 5.4 months compared to last month’s 4.2.  Still in a seller’s market, but headed towards a balanced market..  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 105 active listings, 40 pending sales, and 22 closed sales.  Higher volume of sales and inventory last year.

The August 2014 numbers were 67 Active Listings, 39 pending sales and 10 closed sales.   Considerably more listings and pending sales last year.

The single family real estate market in Sewalls point continues to struggle, but with increased pending activity we may see a nice improvement in the coming season.  Prices are once again going up in this market and it seems that the days of the bargain may be approaching an end for now.

The current absorption rate jumped to 19.7 months, in July it was 11.6 months. A very strong buyers market. With pending sales rising, this may be an excellent time for buyers to take advantage of the Sewalls Point residential market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2014, the inventory was 41 homes on the market, 8 pending sales and there were 7 closed sales.  Considerably greater sales activity last year with less inventory.

The July 2015 Monthly Market Detail St Lucie County Townhouses and Condos showed some strong gains as compared to last year as well as last month.  Closed sales were up 12.6% from last year (was unchanged in June) while new sales under contract (new pending sales) decreased by 3.3% (was down by 5.3% in June).

The median sales price increased by 16.1% (down 17.5% in June) and the average sales price increased by 16.8% (was up by 20.3% in June).  Continuing the trend of price increases in the Saint Lucie County real estate market.

The inventory of available townhouses and condos decreased by 7 units from last month to 571 properties, which is also down from last July by 20.7%. Current supply of inventory decreased to 5.4 months, from June’s 5.5 months. This is 21.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.  Unfortunately, there’s not enough inventory to sustain a strong increase in the number of sales.

July 2015 Monthly Market Detail St Lucie County Single Family Homes continues to struggle with the volume of sales in this declining inventory market while at the same time showing continued price increases.  Closed sales were up by 7.4% (in June they were down by 7.9%) and new sales under contract (new pending sales) decreased by 13.4% (they were down by 16.7% last month).

Both median and average sales prices continue strong gains with increases of 20.1% and 17.3% respectively from last July (For June these numbers were 18.6% and 18.9%).  These price increases, while good news for sellers, are making single family homes less affordable in the St. Lucie County market area and June be one factor in the reduced volume of closed sales.

The inventory of active listings increased in July (from last month) by 22 homes to 1,594, and this is  lower than last year’s inventory by 16.7%.  The current supply of inventory is only 3.4 months (a 20.1% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.  Though this month’s increase in inventory is a promising sign.

July 2015 Monthly Market Detail Martin County Townhouses and Condos showed weaker activity from last year as well as last month.  Year to year closed sales were down by 11% (was up by 36.1% in June) and new sales under contract (new pending sales) were down by 10% from July 2014 (decreased by 9.6% in June).

The median sales price was up by 14.5% (was up by 38.0% in June) while the average sales price increased by 15.8% (was up by 42.2% in June) as compared to July of 2014.  Continuing a fairly roller coaster ride of prices this year.

The inventory of available townhouses and condos has decreased by 28 units to 374 properties from last month, this is 30% less inventory than was available in July of 2014.  For July there was a 3.4 month supply of inventory (a 36.9% decrease from last year).  A very strong sellers market for townhouses and condos in Martin County.  Buyers are in need of additional inventory for their potential purchases.

The July 2015 Monthly Market Detail Florida Townhouses and Condos continues to show improved activity as compared to last July.  Closed sales were up by 13.9% as compared to last months increase of 14.6% and new sales under contract (new pending sales) increased by 4.7% (In June there was a 2.7% increase).

Both median and average sales prices continue to increase, with rises of (year to year) 9.1% and 4.3% respectively (in June they were up by 7.9% and 3.1%).  As sales volume decreases, I expect to see some moderation in the coming months for price increases.

The inventory decreased by 2% from July of last year.  For July 2015 we have 5.3 months of inventory (was 5.5 months in June) also was 5.7 from last July.  A slight sellers market for now, as a 6 months inventory supply is considered a balanced market.

The July 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year and showed another strong month for July.  Closed sales were up by 21.8% (was up by 19% in June) and new sales under contract (new pending sales) increased by 6.5% (was up by 10.4% in June).

Both median and average sales prices continue to rise ( July 2014 to July 2015) by 8.1% and 4.2% respectively, compared to June’s 10.0% and 3.4%. Prices are continuing their upward trend and this seems to be the continuing trend for the foreseeable future.

The inventory of available homes for sale fell by 5.3% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For July there was only a 4.5 months supply of inventory, this is a sellers market with the advantage for sellers. (July of 2014 had a 5.5 month supply)
